Job summary

Ayat Group is seeking an experienced Leasing & Operations Manager to oversee leasing performance and daily operations of our mall portfolio.

You will manage the full leasing cycle, tenant relations, and operational policies, coordinating with tenants, contractors and service providers to ensure quality and cost efficiency.

Qualifications

Job description

We are seeking an experienced Leasing & Operations Manager to manage the leasing performance and day-to-day operational activities of our property portfolio.

Key Responsibilities:

• Oversee the overall day-to-day operations of the mall, ensuring smooth coordination across all operational functions.
• Manage the complete leasing cycle, including enquiries, negotiations, lease agreements, renewals, tenant handovers and occupancy.
• Identify and approach suitable retail brands and potential tenants to maintain a strong and appropriate tenant mix.
• Monitor occupancy, vacant units, lease expiries, rental performance and tenant retention.
• Develop, implement and continuously improve mall operational policies, procedures and best practices.
• Supervise operational staff and service providers, ensuring compliance with company standards and applicable legal and regulatory requirements.
• Ability to perform effectively under pressure, manage multiple priorities and resolve urgent tenant and operational matters in a fast-paced environment.
• Coordinate with tenants, landlords, contractors and service providers to resolve operational matters effectively.
• Oversee building maintenance, facilities management, security, cleaning and service contracts, ensuring quality, efficiency and cost-effectiveness.
• Coordinate tenant fit-outs, openings, handovers and operational readiness.
• Handle tenant concerns and drive initiatives to improve tenant satisfaction and retention.
• Coordinate mall marketing activities, promotions and events to ensure operational readiness and smooth execution.
• Ensure high standards of safety, security, cleanliness, presentation and customer experience throughout the mall.
• Prepare and review operational reports, budgets, KPIs and performance metrics for management.
• Work closely with Finance on rental collections, outstanding payments and other tenant-related financial matters.
• Identify opportunities to improve operational efficiency, mall performance and overall property value.
• Lead special projects, system improvements and mall-wide operational initiatives.
• Take on additional property management, leasing and operational responsibilities as the company’s portfolio and requirements develop.

Requirements:

• Minimum 7-10 years of UAE real estate/property management experience, with strong exposure to leasing and operations.
• Ability to work under pressure
• Good knowledge of the UAE rental and property market.
• Proven experience managing leasing activities and tenant relations.
• Strong negotiation, communication and problem-solving skills.
• Ability to manage multiple properties and priorities simultaneously.
• Strong leadership and team-management capability.
• UAE driving licence is preferred.
• Arabic and English communication skills are an advantage.
