Job summary

Confidential is seeking a high-caliber Property Manager to create, direct, and manage all aspects of property management services aimed at maximizing income and asset value across multiple locations in the UAE.

You will drive leasing revenue for residential and commercial portfolios, maintain high occupancy, and lead a team to deliver effective tenant management, regulatory compliance, and performance improvements.

Qualifications

• Bachelor's Degree in Real Estate, Business Administration, Property Management or related field.
• Minimum 15 years of property management and leasing experience in large residential/commercial portfolios.
• At least 5 years UAE experience with a leading organization.

Responsibilities

Job description

Create, direct, and manage all aspects of property management services and functions to enhance asset value and maximize income. Generate targeted leasing revenue from residential and commercial property portfolios across multiple locations while maintaining high occupancy rates.

Support resident satisfaction through effective communication, timely response to feedback, and efficient orientation, handover, and defect liability period (DLP) processes. Assist in enhancing community lifestyle standards and implementing community regulations. Provide guidance to the team, manage performance, and implement management directives to achieve departmental and organizational goals. Perform any other duties and responsibilities assigned by management.

Key Responsibilities

• Ensure capital appreciation of the portfolio by attracting high-profile tenants at competitive market rents.
• Maintain high occupancy levels through effective tenant management and leasing strategies.
• Explore new revenue opportunities by initiating and managing marketing initiatives, preparing client proposals, and conducting client presentations.
• Manage residential and commercial property portfolios.
• Develop, implement, and maintain leasing and property management programs for new and existing tenants.
• Delegate and supervise leasing, property management, and marketing activities carried out by Portfolio In-Charges (PIs), including establishing KPIs and monitoring performance against revenue targets.
• Oversee portfolio performance and ensure leasing objectives are achieved.
• Collect, review, and analyze reports from PIs to identify trends, issues, and opportunities for improvement.
• Act as the primary liaison between the leasing team and management.
• Develop and implement leasing strategies to optimize occupancy and revenue performance.
• Provide training, guidance, and support to team members on company policies, SOPs, and industry best practices.
• Ensure all leasing activities comply with applicable laws, regulations, company policies, and industry standards.
• Resolve tenant concerns, operational challenges, and portfolio-related issues effectively.
• Conduct performance reviews of team members and provide feedback for continuous improvement.
• Monitor market trends, conduct rental surveys, and analyze pricing benchmarks to maintain competitiveness and compliance with relevant regulatory requirements.
• Prepare management reports by collecting, analyzing, and summarizing market and portfolio data.

Qualifications

• Bachelor's Degree or equivalent qualification in Real Estate, Business Administration, Property Management, or a related field.

Experience

• Minimum 15 years of experience in property management and leasing, managing large residential and commercial property portfolios. (At least 5 years should be in the UAE with a leading organization)

Knowledge & Skills

• Proficient in Microsoft Office applications.
• Experienced in using property management systems and leasing software.
• Excellent English communication skills (written and verbal); Arabic language skills are an advantage.
