Key Accountabilities Leasing Strategy and Portfolio Performance

• Take responsibility for maximizing leasing revenue across the assigned property portfolio while maintaining alignment with corporate leasing policies and guidelines.
• Review asset-level leasing plans and provide direction and feedback to the Leasing team based on established procedures and portfolio requirements.
• Ensure leasing activities follow the best practices and operational standards defined by SMBU Corporate Leasing.
• Support the Asset Management team in developing three-year asset plans covering short-, medium-, and long-term objectives.
• Contribute to asset-level strategies and oversee the effective execution of approved leasing plans.
• Monitor the performance of leasing activities and guide the team towards achieving established portfolio objectives.

Lease Negotiations and Contract Management

• Supervise the Leasing team in preparing lease agreements, negotiating commercial terms, and managing lease renewals for assigned properties.
• Provide guidance on leasing transactions to support revenue objectives and established corporate requirements.
• Review leasing matters requiring management attention and escalating significant issues to the line manager for timely resolution.
• Ensure leasing negotiations and related activities remain consistent with applicable internal policies and procedures.

Tenant Relationship Management

• Develop and maintain productive relationships with major tenants across the assigned portfolio.
• Identify and pursue opportunities to attract new tenants in coordination with the line manager.
• Work with the Leasing team to address important tenant-related matters and support effective relationship management.
• Provide commercial input on prospective tenants and leasing opportunities in line with asset-level strategies.

Leasing Budgets and Financial Planning

• Contribute to the preparation of leasing budgets by providing relevant portfolio and market inputs to the line manager.
• Support the consolidation of leasing budgets for submission to the SMBU Head of Leasing for approval.
• Provide leasing-related information to support financial planning and portfolio performance assessments.
• Contribute to feasibility studies when requested, including estimated rental values and potential tenant mix.

Team Leadership and Coordination

• Oversee the performance of the Leasing team and provide guidance on leasing plans, negotiations, and portfolio priorities.
• Support consistent implementation of corporate leasing procedures across assigned assets.
• Coordinate with the Asset Management team and relevant leasing stakeholders to ensure effective execution of portfolio strategies.
• Identify significant operational or commercial concerns and escalated them appropriately.
• Encourage effective communication, accountability, and collaboration within the Leasing team.

Qualifications and Experience

• Bachelor 's degree in Business Administration or an equivalent field.
• Minimum 9-11 years of progressive experience managing different aspects of the leasing function.
• Experience working in a highly dynamic organization, preferably within retail properties, large shopping malls, or major real estate businesses in the GCC or international markets.
• Excellent communication and organizational skills.
• Excellent leadership skills.
