Job summary

Al Masaood is seeking an FM Technician - AC Technician to install, maintain, and repair HVAC and related MEP systems across managed properties. You will ensure efficient operation of air conditioning equipment, safety and service standards, and timely documentation of preventive maintenance and repairs.

Responsibilities include preventive and corrective maintenance, troubleshooting DX, VRF, and FAHU systems, and coordinating with tenants and internal teams.

Qualifications

• HVAC/MEP qualification or equivalent.
• Strong knowledge of HVAC systems and facilities management operations.
• Experience in electrical, plumbing, and general maintenance.
• Willingness to learn and develop technical competencies.
• Experience in HVAC maintenance and facilities management services.
• UAE Driving License preferred but not mandatory.

Responsibilities

• Perform preventive and corrective maintenance of HVAC systems including PPM activities.
• Troubleshoot, maintain, and repair DX units, split units, VRF systems, and FAHUs.
• Care for chilled water systems and air-cooled chillers.
• Conduct electrical, plumbing, and general handyman tasks.
• Respond to tenant complaints and maintenance requests promptly.
• Record labor hours, materials, and job completion reports accurately.
• Maintain asset and equipment records; support inventory planning.
• Assist coordinators with procurement and material requirements.

Job Purpose:

The FM Technician - AC Technician is responsible for the installation, preventive maintenance, troubleshooting, and repair of HVAC and related MEP systems across managed properties. The role ensures the efficient operation of air conditioning equipment and building services while maintaining high standards of safety, quality, customer service, and operational reliability. The position also supports facilities management activities through timely completion of maintenance tasks, accurate documentation, and effective coordination with internal stakeholders and tenants

Key Responsibilities

• Perform preventive and corrective maintenance of HVAC systems, including daily, weekly, monthly, and annual PPM activities.
• Troubleshoot, maintain, and repair DX units, split units, VRF systems, and FAHUs.
• Demonstrate sound knowledge of chilled water systems and air-cooled chillers.
• Carry out maintenance, troubleshooting, and repair of electrical, plumbing, and general handyman works.
• Respond promptly and effectively to tenant complaints and maintenance requests.
• Ensure proper care and maintenance of tools, equipment, company vehicles, and personal protective equipment (PPE).
• Be available to work outside normal working hours when required to address emergency maintenance issues, with overtime compensation provided as applicable.
• Complete work orders efficiently, including accurate recording of labor hours, materials utilized, and job completion reports.
• Maintain and update site‑specific asset and equipment records.
• Support FM Coordinators, Storekeepers, and FM Administration teams in planning inventory requirements based on preventive maintenance schedules.
• Assist FM Coordinators and Service Supervisors with procurement and material requirements.

Qualifications

• Vocational Certificate, Diploma, Trade Certification, or equivalent qualification in HVAC, MEP, Facilities Management, or a related field
• Strong technical knowledge of HVAC systems and Facilities Management operations.
• Experience in electrical, plumbing, and general maintenance works
• Willingness to continuously learn and develop technical competencies.
• Proven experience in HVAC maintenance and facilities management services
• UAE Driving License is preferred but not mandatory
