Placements24 in Durban, KwaZulu-Natal, seeks a Senior Property Portfolio Manager to lead a mixed commercial and residential portfolio. You will oversee property operations, tenant relations, financial performance, and strategic asset enhancement from our Durban office.

The role requires a strong market understanding, leadership, and ability to maximize property value while ensuring safety and maintenance standards across properties.

Qualifications

• Bachelor's degree in property management, business administration, finance or related field.
• Minimum 6 years of progressive experience in property management with portfolio responsibility.
• Experience managing commercial and residential real estate portfolios in Durban or KwaZulu-Natal.
• Knowledge of property law, lease agreements and SA property regulations.

Responsabilités

• Oversee day-to-day operations of a diverse property portfolio (commercial, retail, residential).
• Develop and implement strategic plans to enhance value and occupancy.
• Lead tenant relations including lease negotiations, rent collection and disputes.
• Ensure compliance with health, safety and environmental regulations.
• Manage maintenance, renovations and capital projects with contractors.
• Prepare budgets, forecasts and variance analyses for properties.
• Conduct inspections to identify risks and opportunities.
• Mentor and supervise junior property management staff.
