Placements24 seeks an experienced Remote Property Portfolio Manager to oversee a diverse mix of commercial and residential properties. The role focuses on strategic leasing, proactive management, and financial oversight to maximize portfolio value—all from a remote setting.

You will liaise with tenants, property managers, maintenance teams, and financial institutions to ensure smooth operations and strong returns.

Qualifications

• Relevant tertiary qualification in Property Management, Business Admin, Finance or related field.
• Minimum 5 years of proven experience in property portfolio management, asset management, or related role.
• Experience managing a diverse portfolio of commercial and/or residential properties.
• Strong understanding of leasing principles, property operations, and financial management.
• Excellent analytical and problem-solving skills.
• Exceptional communication, negotiation, and interpersonal skills for remote collaboration.
• Proficiency in property management software (e.g., Yardi, MRI) and MS Office Suite.
• Ability to work independently, manage time effectively, and meet deadlines in a remote setting.
• Familiarity with the South African property market and regulations is advantageous.

Responsibilities

• Develop and implement strategic plans for the property portfolio to enhance value and financial performance.
• Oversee leasing activities including tenant acquisition, lease negotiations, renewals, and rent collection.
• Manage relationships with third‑party property managers and service providers.
• Conduct regular property inspections (virtual or arranged) and ensure high maintenance standards.
• Monitor portfolio performance, analyze financial statements, and prepare detailed reports.
• Identify opportunities for cost savings and revenue enhancement.
• Ensure compliance with regulations, lease agreements, and company policies.
• Develop and manage annual budgets and track variances.
• Oversee capital expenditure projects and renovations within the portfolio.
• Proactively identify and mitigate risks related to property ownership and management.
