About the Role

Our client, a distinguished real estate investment group, is seeking a seasoned Real Estate Portfolio Manager to join their expanding operations, focusing initially on assets within the Bloemfontein, Free State region. This pivotal role involves the strategic oversight and financial management of a diverse portfolio of properties, aiming to maximize returns and enhance asset value. The ideal candidate will possess exceptional analytical skills, a deep understanding of investment strategies, and a proven ability to navigate the intricacies of the property market. This is a fully remote position, allowing for flexibility while demanding high levels of self-discipline and proactivity in managing a geographically dispersed portfolio. You will be instrumental in driving investment performance and strategic growth for our client.

Key Responsibilities

• Develop and implement portfolio-level investment strategies to achieve target returns and risk profiles.
• Conduct ongoing analysis of market conditions, economic indicators, and competitor activities impacting portfolio performance.
• Monitor and manage the financial performance of individual assets within the portfolio, including revenue, expenses, and capital expenditures.
• Prepare detailed portfolio performance reports, including valuations, cash flow projections, and risk assessments for senior management and investors.
• Identify and execute asset management initiatives, including leasing strategies, property improvements, and potential dispositions or acquisitions.
• Oversee relationships with property managers, leasing agents, and other service providers to ensure optimal asset performance.
• Conduct regular virtual property inspections and performance reviews.
• Manage portfolio risk, including market risk, credit risk, and operational risk.
• Stay abreast of relevant real estate investment trends and best practices, particularly concerning assets within the Free State and broader South African context.

Requirements

• Master's degree in Finance, Economics, Real Estate, or a related field.
• CFA designation is highly desirable.
• Minimum of 8 years of experience in real estate portfolio management, asset management, or real estate investment analysis.
• Proven track record of successfully managing and optimizing real estate investment portfolios.
• Strong financial modeling, valuation, and analytical skills.
• Comprehensive understanding of real estate markets, investment principles, and financial instruments.
• Excellent communication, negotiation, and interpersonal skills, with the ability to build rapport remotely.
• Proficiency in portfolio management software, financial databases, and MS Office Suite.
• High degree of self-motivation, organization, and ability to work effectively in a remote setting.
• Demonstrated ability to make sound investment decisions under varying market conditions.
