Flair TM is seeking a commercially driven Property Manager to oversee financial performance, leasing, and tenant relations for a portfolio in Pretoria. You will manage budgets, vacancies, arrears, and marketing while partnering with Asset Management to drive performance.

The role focuses on turning budgets into value, maintaining property standards, and ensuring a positive tenant experience across a diverse portfolio in Gauteng.

Qualifications

• Proven Property Management experience.
• Experience managing a property or property portfolio.
• Strong property financial and budgeting exposure.
• MDA Property Manager / MDA experience.
• Budget vs. actual analysis and variance reporting.
• Commercial leasing and vacancy management.
• Lease renewal experience.
• Tenant relationship management.
• Arrears and credit-control management.
• Rental and municipal recoveries.
• Property operations and maintenance planning.
• Marketing or Centre Management exposure.

Responsibilities

• Take responsibility for the financial performance of the property portfolio, including preparing and contributing to annual property income and expense budgets.
• Budget rental income based on existing leases and anticipated renewal activity.
• Monitor rates and municipal recoveries; forecast using meter readings.
• Present budgets to the Asset Manager and contribute to withholding decisions.
• Proactively manage vacant premises and negotiate with prospective tenants.
• Assist with lease signing and ensure deposits are received before occupation.
• Review upcoming lease renewals and negotiate terms.
• Manage arrears reporting and credit control processes.
• Ensure property presentation, cleanliness, security, and tenant experience.
• Oversee marketing strategy, calendar, budgets, campaigns andセンvironment.
