Ability Recruitment is seeking an experienced Leasing Manager to lead the leasing team and drive successful tenant acquisition and renewals for managed spaces. The role focuses on negotiating favourable terms, coordinating with clients, brokers and internal teams, and ensuring efficient lease administration.

The ideal candidate will have Matric, Fidelity Fund Certificate, and 5–8 years of leasing experience, including retail leasing, with strong leadership and communication skills.

Responsabilidades

• Leasing team management: coordinate and manage operations of the leasing team.
• Client & broker liaison: attend to client/tenant/broker queries and inform clients of available space.
• Prospecting: analyze required tenant mix and identify potential clients for premises.
• Canvassing: advertise vacant premises and approach existing clients.
• Negotiation and conclusion: bargain for best lease terms and arrange approvals; conclude standard lease.

Develop annual leasing strategies and ensure that renewals are completed within determined timeframes as per client requirements. Liaise and negotiate transactions with current and prospective tenants and ensure that the Company’s interests relating to finance, legal, and tenant mix are met. Canvassing and liaising with potential tenants to establish and maintain good relationships in order to market and let managed vacant space at the best possible terms.

DUTIES:

Leasing team Management (people management):

• Co-ordinate and manage operations of the leasing team.
• Assist with complex deals to achieve favourable outcomes.
• Day-to-day management of staff, including recruitment development and performance management.
• Contract creation and workflow process.

Client & Broker Liaison:

• Attend to and answer client/tenant/broker queries.
• Inform clients of available space.
• Render service to potential clients.
• Monitor outstanding lease documentation.
• Discuss alternatives and make recommendations.
• Compile and distribute vacancy schedule to all brokers.

Prospecting:

• Analyze required tenant mix for property.
• Do market segmentation.
• Identify potential clients for specific premises.

Canvassing:

• Advertise vacant premises.
• Approach existing clients and network.
• Canvass potential clients for vacant premises.

Negotiation and Conclusion:

• Bargain for the best possible lease terms and conditions.
• Arrange for the financial and personal approval of the potential client.
• Facilitate the client’s installation requirements.
• Conclude standard lease agreement.
