Job summary

IGrow Wealth Investments seeks a Head of Letting in Gauteng to lead and support our rental agent teams. You will own performance, training and support across the letting operation, working with Team Leaders and the National Rentals Manager to keep processes professional.

The role requires 5+ years in residential rentals, mentoring experience, and a strong knowledge of the full rental process from marketing to exits, with the ability to drive KPI performance while collaborating with landlords,

Qualifications

• Minimum 5 years in residential letting/rental experience with a senior or supervisory role
• Experience mentoring or overseeing rental or property agents
• Strong knowledge of full residential rental process from marketing to exits
• Understanding of rental applications, tenant screening and lease processes
• Proven ability to monitor and manage agent KPIs and performance
• Strong communication and interpersonal skills
• Ability to work independently while supporting the Rentals management team
• Experience with property developments and/or large rental portfolios is advantageous

Responsibilities

• Onboard and train new starters.
• Conduct probation reviews with new starters and Team Leader.
• Attend strategist review meetings to address complaints.
• Review monthly agent KPI performance.
• Participate in all development launches and meetings.
• Ensure agents provide weekly investor feedback on developments with vacant units.
• Lead and attend morning agent meetings and CPT marketing meetings.
• Review agent commissions and bi-weekly claim sheets for accuracy.
• Allocate rentals to agents and monitor viewing schedules and marketing activities.
• Coordinate with landlords, investors and internal departments to inform decisions.

IGrow Wealth Investments Group of Companies, proudly positioned as South Africa’s #1 Investment company, is seeking a Head of Letting to lead and support our rental agent teams across Gauteng.

As Head of Letting, you'll take ownership of the performance, training and support of our rental agents, working closely with Team Leaders, the National Rentals Manager and other internal divisions to keep our letting operations running smoothly and professionally.

To qualify for this position, you need:

• Minimum 5 years' experience in residential property rentals/letting, including experience in a senior or supervisory capacity
• Previous experience managing, mentoring or overseeing rental/property agents
• Strong knowledge of the full residential rental process, from marketing and viewings through to applications, approvals, leases, inspections and exits
• Strong understanding of rental applications, TPN reports, tenant screening and lease processes
• Proven ability to monitor and manage agent KPIs and performance
• Strong communication and interpersonal skills
• Ability to work confidently with agents, landlords, investors, managing agents, developers and internal departments
• Strong problem-solving and decision-making abilities
• Ability to work independently while supporting and collaborating with the wider Rentals management team
• Experience with property developments and/or large rental portfolios advantageous.

Duties and responsibilities include, but not limited to:

• Onboarding/training of new starters.
• Reviews with new starters during the probation period along with Team Leader.
• Attend strategist review meetings where complaints have been received.
• Monthly agent KPI’s.
• Attend all new development launches and meetings.
• Ensure agents send weekly investor feedback on all developments with vacant units.
• Attend all morning agent meetings.
• Attend and run CPT marketing meetings.
• Check all agents monthly commission sheets when received by Bianca Botha.
• Check all agents bi-weekly claim sheets and submit to Bianca Botha.
• Allocate new developments to agents.
• Ensure agents are doing enough viewings at developments and enough marketing is being done.
• Ensure the agents send through there bi-weekly viewing schedules to their allocated CCR.
• Agents/staff to report their whereabouts to you on non-office days.
• Ensure agents informs landlords of approved applicant with breakdown of lease period, rental application information and TPN report for their perusal.
• Ensure agents have arranged their month end inspections with clients 1 week in advance.
• Ensure agents are doing pre-exits and are advising maintenance timeously of repairs that need to be done before the end of the month.
• Liaise with Real Estate division regarding units that they will be marketing.
• Liaise with Mavric as to when “new” developments will be available, how water/electricity/gate access/security works and let the agents know.
• Rental and area research on all new projects along with new developments team.
• Advising on the Managing agents on new projects, advise on Fibre, water, electricity, security etc.
• Allocate rental agents to developments along with the area Team Leader - Always take into account area (can females work there etc) and also how far is the allocated development from where the agent lives.
• Give final approval on more complex rental applications.
• General assistance to National Rentals manager.
