Job summary

Wild Dreams Hospitality is seeking a senior corporate property manager to oversee residential and commercial lease portfolios across our mixed-use properties in and around Cape Town. The ideal candidate has extensive experience in lease administration, municipal accounts, and financial reporting, with a proven track record in benchmarking rents and managing tenant relationships.

The role requires a proactive, deadline-driven professional who can own multiple KPIs and work closely with landlords

Qualifications

  • Proven experience in property or portfolio management across residential and commercial assets.
  • Strong lease administration, tenant management and rent benchmarking.
  • Experience managing municipal accounts, utilities and cost-saving initiatives.
  • Strong financial reporting and management-level analyses.
  • Excellent negotiation and relationship management with tenants and municipalities.
  • Analytical, deadline-driven, able to own multiple KPIs.

Responsibilities

  • Oversee management of all residential and commercial lease agreements across the portfolio.
  • Maintain central lease register, escalations, renewals, deposits and expiries.
  • Monitor tenant compliance and manage renewals, amendments and terminations.
  • Benchmark rental rates and identify income optimisation opportunities.
  • Manage tenant relationships and resolve property-related matters.
  • Oversee arrears management, recovery and legal escalations where needed.
  • Prepare monthly rental income, occupancy and lease performance reports.
  • Take responsibility for municipal accounts across the portfolio (electricity, water, sewerage, refuse, rates).
  • Identify billing anomalies and liaise with municipalities to resolve disputes.
  • Prepare monthly utility and municipal expenditure analyses and highlight savings opportunities.
  • Identify maintenance needs and oversee approved work.
  • Identify opportunities to improve property utilisation and asset returns.

Job description

This is a corporate property management role rather than a hospitality-based one, ideally suited to a seasoned property professional with strong lease administration, municipal account, and financial reporting expertise across a mixed-use portfolio.

Core Criteria:
  • Proven experience in property or portfolio management, ideally across residential and commercial assets
  • Strong working knowledge of lease administration, tenant management, and rental market benchmarking
  • Demonstrated experience managing municipal accounts, utilities, and cost-saving initiatives
  • Strong financial and reporting acumen, with the ability to prepare management-level analyses
  • Excellent negotiation and relationship-management skills, particularly with tenants and municipalities
  • Analytical, deadline-driven, and comfortable owning multiple KPIs across a diverse portfolio
  • Cape Town-based candidates preferred; exceptional candidates open to relocation will be considered
Core Responsibilities:

  • Prepare monthly rental income, occupancy, and lease performance reports for management and owners
  • Take full responsibility for municipal accounts across the portfolio, including electricity, water, sewerage, refuse and rates
  • Identify billing anomalies, tariff errors, and consumption trends, liaising with municipalities to resolve disputes
  • Prepare monthly utility and municipal expenditure analyses, highlighting variances and savings opportunities
  • Identify maintenance requirements, obtain quotations, and oversee completion of approved work
  • Identify opportunities to improve property utilisation and asset returns
On Offer:
  • Salary: R45kpm negotiable depending on experience
