Job summary

CFS Recruitment is seeking an experienced Group Property Manager to oversee a diverse property portfolio across residential, commercial and hospitality sectors in Constantia Nek, Western Cape. The role concentrates on lease and rental management, municipal accounts, utilities and tenant relations to maximise overall property performance.

The successful candidate will manage renewals, escalations, deposits and arrears while coordinating budgets, reporting and cost-saving opportunities.

Qualifications

• Minimum 5 years' property or portfolio management experience.
• Experience managing residential and/or commercial leases.
• Knowledge of rental escalations, renewals, deposits and arrears.
• Experience managing municipal accounts, rates and utilities.
• Strong financial and analytical skills with budgets and reporting.

Responsibilities

• Manage residential and commercial leases across the Group portfolio.
• Maintain central lease register and monitor renewals, escalations, deposits and expiry dates.
• Ensure rental collections are received on time and manage arrears.
• Review rental rates and identify opportunities to improve occupancy, utilisation and returns.
• Manage tenant relationships and resolve property-related matters.
• Oversee municipal accounts, including electricity, water, rates, sewerage and refuse.
• Identify billing errors, incorrect tariffs, excessive consumption and cost-saving opportunities.
• Liaise with municipalities and service providers to resolve queries and recover overcharges or credits.
• Monitor utility consumption and prepare monthly rental, occupancy, collections and utility reports.
• Identify maintenance requirements, obtain quotations and oversee approved repairs.

Group Property Manager

Location: Constantia Nek, Western Cape
Position: Live Out

An established Group is seeking an experienced Group Property Manager to oversee its residential, commercial and hospitality property portfolio. The role will focus on lease and rental management, municipal accounts, utilities, tenant relations and overall property performance.

Requirements

• Relevant qualification in Property Management, Real Estate, Business, Finance or similar advantageous.
• Minimum 5 years' relevant property or portfolio management experience.
• Strong experience managing residential and/or commercial leases and rental portfolios.
• Sound knowledge of rental escalations, renewals, deposits, arrears and tenant obligations.
• Experience managing municipal accounts, rates and utilities.
• Strong financial and analytical skills, including budgets, variances and reporting.
• Excellent negotiation, administration and tenant relationship management skills.
• Strong Microsoft Excel and general computer literacy.
• Valid driver’s licence.
