Job summary

Placements24 is seeking an experienced Property Portfolio Manager to oversee a diverse residential and commercial portfolio in Cape Town. You will maximize value, ensure tenant satisfaction, and manage leasing, rent collection, and maintenance from our Cape Town office.

The role requires strong budgeting skills, knowledge of SA landlord-tenant laws, and excellent communication to liaise with owners, tenants, and service providers. On-site work at the Cape Town office is expected.

Qualifications

• Minimum 3 years in property or portfolio management.

Responsibilities

• Oversee day-to-day property portfolio operations including leasing, rent collection, and maintenance.

• Coordinate with contractors to ensure timely repairs and cost efficiency.

About the Role

Our client is seeking an experienced and detail-oriented Property Portfolio Manager to oversee a diverse portfolio of residential and commercial properties in Cape Town . This role is crucial for maximizing property value, ensuring tenant satisfaction, and managing all operational aspects of the portfolio. You will be the primary point of contact for property owners, tenants, and service providers, ensuring smooth operations, timely rent collection, and efficient property maintenance. This position requires a strategic thinker with excellent organizational skills and a deep understanding of the Western Cape property market, working predominantly from our Cape Town office.

Key Responsibilities

• Manage the day-to-day operations of a property portfolio, including leasing, rent collection, and maintenance coordination.
• Conduct regular property inspections to ensure compliance with lease agreements and identify maintenance needs.
• Develop and manage budgets for each property, controlling expenses and optimizing profitability.
• Source and vet prospective tenants, negotiate lease terms, and manage tenant relations throughout their tenancy.
• Liaise with contractors and service providers to ensure timely and cost-effective repairs and upkeep.
• Prepare regular performance reports for property owners, detailing financial status and operational activities in the Cape Town area.

Requirements

• Minimum of 3 years of experience in property management or portfolio management.
• Solid understanding of landlord-tenant laws and property regulations in South Africa.
• Excellent communication, negotiation, and interpersonal skills.
• Proven ability to manage budgets and financial reporting.
• Strong organizational skills and attention to detail, with the ability to multitask.
• Experience with property management software is advantageous.
