About the Role

Our client, a leading developer of mixed-use and commercial properties, is seeking a highly skilled and results-driven Commercial Property Development Manager to oversee projects from inception to completion in the Centurion, Gauteng region. This role requires a strategic thinker with a proven track record in managing the entire development lifecycle, including site acquisition, planning, design, construction, and leasing. The successful candidate will be responsible for ensuring projects are delivered on time, within budget, and to the highest quality standards, while maximizing returns on investment. This is a challenging yet rewarding opportunity to make a significant impact on the urban landscape of Centurion and contribute to the company's strategic growth objectives.

Key Responsibilities

• Manage all phases of the commercial property development process, from initial concept and feasibility studies to final project delivery and handover.
• Identify and evaluate potential development sites, conducting thorough market analysis, zoning reviews, and financial feasibility assessments.
• Lead the design and planning process, working closely with architects, engineers, urban planners, and other consultants.
• Secure necessary permits, approvals, and entitlements from relevant authorities.
• Oversee the construction phase, managing contractors, budgets, and timelines to ensure project milestones are met.
• Develop and implement effective leasing and marketing strategies in collaboration with the leasing team.
• Manage project budgets, forecasts, and financial reporting, ensuring profitability and adherence to financial targets.
• Build and maintain strong relationships with key stakeholders, including investors, government agencies, community groups, and service providers.
• Mitigate project risks and resolve issues that arise during the development process.
• Ensure compliance with all relevant regulations, codes, and company policies.

Requirements

• Bachelor's degree in Urban Planning, Architecture, Engineering, Construction Management, Finance, or a related field. A Master's degree is preferred.
• Minimum of 7 years of experience in commercial real estate development, project management, or a similar role.
• Proven track record of successfully managing and delivering complex commercial development projects.
• Strong understanding of real estate finance, market analysis, zoning, and entitlement processes.
• Excellent leadership, negotiation, and communication skills.
• Proficiency in project management software and financial modeling tools.
• Ability to manage multiple projects concurrently in a fast-paced environment.
• Demonstrated ability to work effectively with diverse teams of professionals and stakeholders.
• Knowledge of the Gauteng property market and local development regulations is essential.
