Level: Entry, Job Location: PARKWAY CONSTRUCTION - LEWISVILLE, TX 75067, Position Type: Full Time, The Warranty Coordinator oversees the post-construction closeout phase for commercial construction projects, managing the transition of commercial, industrial, or institutional assets from the operations team to the client. This role is responsible for administering the defects liability period (DLP), coordinating latent defect remediation, and managing contractual warranty claims with subcontractors and manufacturers. The objective is to minimize corporate risk, enforce trade partner accountability, and maintain client relationships for commercial construction projects

DUTIES & RESPONSIBILITIES

Contract & Claims Administration

• Warranty Tracking: Review prime contracts to define project-specific warranty obligations, durations and performance bonds.
• Claim Assessment: Field complex post-occupancy requests from commercial facility managers; evaluate technical merit against construction documents, project specs, and industry standards.
• Claim Intake & Assessment: Evaluate incoming client maintenance requests to determine if the defect falls under the contractor's one-year general warranty, a specific trade partner agreement, or vendor equipment coverage.
• Subcontractor Enforcement: Issue formal Notices to Cure and track warranty obligations, ensuring trade partners repair defects at their own expense rather than the General Contractor's.
• Subcontractor Coordination: Schedule, dispatch, and manage trade partners and field technicians to complete corrective repairs safely and efficiently.
• Inspections & Walkthroughs: Lead systematic facility walkthroughs with clients (11-month post-occupancy inspections)

Technical Coordination & Closeout

• Work Order Dispatching: Issue and track commercial work orders using enterprise construction platforms like Procore, Autodesk Build, or Service Channel.
• Documentation Tracking: Update and maintain comprehensive warranty trackers, log substantial completion dates, track parts availability, and file vendor equipment claims.

Qualifications: QUALIFICATIONS

EDUCATION & TRAINING

Education: High School Diploma or GED.

KNOWLEDGE & EXPERIENCE

Willingness and aptitude to read and interpret construction plans, building schematics, mechanical and electrical blueprints, and related specifications.

SKILLS & ABILITIES

• Ability to handle complex issues quickly
• Proven customer service skills, coupled with the resilience, persistence, and follow-through required to effectively collaborate with subcontractors and drive results.
• Exceptional dispute resolution skills to manage stressful property issues calmly, strong organizational habits, and a customer-first communication style.
