Job summary

30A Luxury Vacations is seeking a property manager to be the primary contact for a subset of our luxury rental properties. You will own owner requests and guest issues from start to resolution, coordinating with maintenance, housekeeping, and reservations.

Reporting to the vice president of operations, this role has no direct reports and emphasizes inspections, inventory control, and onboarding new properties in Breezeway and 30ALV systems. Strong communication and organization are essential.

Qualifications

• Over 1 year of property management experience required.
• Strong work ethic and reliable.
• Proficiency with Escapia, Breezeway, Asana, Airtable, and Slack is a plus.
• Excellent communication skills, both verbal and written.
• Strong organizational and time-management abilities.

Responsibilities

• Manage subset of properties and own owner/guest requests from start to resolution.
• Coordinate with maintenance, housekeeping, and reservations teams.
• On-board new properties in Breezeway and 30ALV systems.
• Schedule vendors and perform on-site visits as needed.
• Review monthly owner statements for accuracy.
• Ensure properties meet company standards through inspections.
• Coordinate photoshoots and inventory management.
• Assist with owner arrival and VIP guest inspections.
• Communicate updates to internal teams.
• Monitor preventative maintenance and recurring tasks.

POSITION SUMMARY:

As a property manager, you will be the internal and external contact for a subset of properties within our portfolio. You will have full ownership of owner requests and guest issues from beginning to resolution and act as the liaison with maintenance, housekeeping, and reservations. This position will report to the vice president of operations and has no direct supervision responsibilities.

RESPONSIBILITIES:

• Ensure property meets company standards by performing frequent inspections and monitoring quality control


• Schedule vendor appointments and meet on-site when needed


• Review monthly owner statements for accuracy


• Communicate projects, issues, and concerns to our other teams, keeping them informed at all times


• On-board a new property from initial owner meetings to going live in 30ALV systems


• Coordination and prep for photoshoots


• Ownership of house inventory and maintaining correct levels of inventory


• Expert on set-up and layout of house, ensuring house is always set-up correctly


• Coordinate with internal teams and vendors to ensure all preventative maint and reoccurring tasks are being completed


• Build-out properties in Breezeway


• Assist with owner arrival and VIP guest inspections and prep

QUALIFICATIONS:

• Over 1 year as a previous property manager is required


• Possess a strong work ethic


• Software knowledge of Escapia and Breezeway, Asana, Airtable, Slack is a plus


• Excellent communication skills, both verbal and written


• Strong organizational and time management skills

COMPENSATION & BENEFITS:

Annual Salary: $55,000.00 - $75,000.00
