Job summary

ZRS Management LLC in Fort Worth, TX seeks a Make Ready Technician to prepare vacant units for new tenants. You will perform repairs, ensure appliances work, change locks, install lockboxes and alarms, and coordinate with the Maintenance Supervisor to keep turnover on schedule.

You will inspect units, plan punch lists, maintain supplies, and document tasks while upholding safety standards and excellent service to residents. Weekend work may be required as needed.

Qualifications

• Experience in property management or maintenance is a plus.
• Strong communication skills and a team-oriented attitude.
• Ability to manage time effectively and adapt to change.

Responsibilities

• Complete all make-ready tasks within established timeframes to minimize vacancy loss.
• Perform repairs including plumbing, electrical, painting, drywall, and flooring.
• Ensure appliances are operational and in good condition.
• Change locks and install lockboxes, alarms in vacant homes.
• Monitor supplies and coordinate with Maintenance Supervisor to fulfill orders.
• Inspect units and identify additional repairs or maintenance needed.
• Coordinate with maintenance staff for efficient workflow.
• Maintain records of maintenance tasks and supplies used.
• Notify management of needed supplies or equipment.
• Adhere to safety regulations and company policies during repairs and cleaning.
• Ensure tools and equipment are used safely and maintained.
• Clean and sanitize vacant units as required (kitchens, bathrooms, common areas).
• Communicate status of make-ready units with property management.
• Ensure vacant homes meet ZRS standards prior to move in.
• Walk vacant homes prior to move in and complete punch lists.
• Complete and track preventive maintenance during turnover.
• Complete work orders assigned by Supervisor.
• Provide excellent customer service to residents and potential tenants.
