Responsibilities

• Complete all make-ready tasks within established timeframes to minimize vacancy loss.
• Perform repairs including plumbing, electrical, painting, drywall, and flooring.
• Ensure appliances are operational and in good condition.
• Change locks and install lockboxes, alarms in vacant homes.
• Monitor supplies and coordinate with Maintenance Supervisor to fulfill orders.
• Inspect units for additional repairs or maintenance needs.
• Communicate with maintenance staff to ensure efficient workflow.
• Maintain records of maintenance tasks and supplies used.
• Notify management of needed supplies or equipment for make-ready tasks.
• Adhere to safety regulations and company policies during repairs and cleaning.
• Ensure tools and equipment are used safely and maintained.
• Clean and sanitize vacant units as needed.
• Communicate with property management team regarding unit status.
• Ensure vacant homes meet standards prior to move-in.
• Walk vacant homes prior to move-in and complete punch lists.
• Complete and track preventive maintenance during turnover.
