Job summary

ZRS Management LLC in Iowa is looking for a Make Ready Technician to prepare vacant homes for new tenants. You will perform repairs, ensure appliances function, and complete all make-ready tasks within established timeframes to minimize vacancy loss.

You will coordinate with maintenance staff, document tasks and supplies, follow safety rules, and provide excellent service to residents and prospective tenants.

Responsibilities

• Complete all make-ready tasks within established timeframes to minimize vacancy loss.
• Perform repairs including plumbing, electrical, painting, drywall, and flooring.
• Ensure appliances are operational and in good condition.
• Change locks and install lockboxes, alarms in vacant homes.
• Monitor supplies and work with Maintenance Supervisor to fulfill orders.
• Conduct thorough inspections of each unit to identify additional repairs or maintenance needed.
• Communicate and coordinate with other maintenance staff to ensure efficient workflow.
• Maintain accurate records of maintenance tasks and supplies used.
• Notify management of any needed supplies or equipment for make-ready tasks.
• Adhere to safety regulations and company policies during repairs and cleaning.
• Ensure tools and equipment are used safely and maintained in good working condition.
• When required, clean and sanitize vacant units, including kitchens, bathrooms, and common areas.
• Communicate effectively with the property management team regarding the status of make-ready units.
• Ensure all vacant homes meet ZRS standards prior to move in.
• Walk vacant homes prior to move in and write and complete punch lists.
• Complete and track preventive maintenance during the turnover process.
• Complete work orders assigned by Supervisor.
• Provide excellent customer service to residents and potential tenants.
• Comply with Fair Housing requirements and laws.
