Job summary

Morgan Properties is seeking a Utilities Associate to drive portfolio-wide utilities performance, ensure accurate billing, and coordinate with property teams, vendors, and corporate stakeholders.

The role emphasizes detail-orientation and analytics to manage utilities operations across a multifamily portfolio, lead billing analysis, and resolve service and compliance issues while collaborating with internal departments and external partners.

Qualifications

• 0–2 years of experience in utilities management, property operations, real estate, or related field preferred.
• Demonstrated organizational skills and strong attention to detail.
• Ability to manage multiple priorities independently in a fast-paced environment with limited supervision.
• Strong written and verbal communication skills with ability to present data and findings to stakeholders.

Responsibilities

• Monitor and manage shared utilities email inboxes and route requests.
• Create, update, and maintain Zendesk tickets for utilities issues.
• Coordinate restoration of utility service with vendors and teams.
• Assist with utility funding approvals by compiling documentation and escalating exceptions.
• Track and follow through on routine utilities requests for timely resolution.
• Manage relationships with third‑party billing providers and review data in Yardi Voyager.
• Maintain organized digital records for utilities documentation.
