Job summary

Placements24 is seeking a Real Estate Acquisitions Manager in Upington to identify, evaluate, and secure commercial and residential properties aligned with the investment strategy. You’ll lead financial modeling, market analysis, and due diligence to support acquisitions and drive growth.

The role requires strong negotiation and interpersonal skills, with exposure to cross-functional teams including legal, lenders, and brokers. Travel within the Northern Cape is anticipated.

Qualifications

• Bachelor's degree in Finance, Economics, Real Estate, Business Administration, or a related field.
• Minimum 5 years of experience in real estate acquisitions, investment analysis, or corporate real estate.
• Proven ability to conduct detailed financial modeling, valuation, and market analysis.
• Exceptional negotiation, communication, and interpersonal skills.

Responsibilities

• Source and identify potential real estate acquisition targets through market research, broker networks, and direct outreach.
• Conduct comprehensive financial analysis, including discounted cash flow (DCF) analysis, pro forma underwriting, and market comparables for potential acquisitions.
• Perform thorough due diligence, including property inspections, lease reviews, title searches, and environmental assessments.
• Negotiate purchase agreements, terms, and conditions with sellers and their representatives.
• Prepare detailed investment memorandums and present acquisition proposals to the investment committee.
• Collaborate with legal counsel, lenders, and other third parties to ensure smooth and efficient transaction closings.
• Maintain strong relationships with brokers, developers, property owners, and other industry professionals in the Northern Cape.
• Analyze market data and property trends to identify opportunities and risks within the Upington area.
• Assist in the post-acquisition integration and transition of properties into the company's management.
• Stay updated on real estate market conditions, economic trends, and regulatory changes.
