Job summary

Placements24 is seeking a Property Portfolio Manager to oversee a diverse portfolio of residential and commercial assets in Upington, Northern Cape. The hybrid role combines on-site property management with remote planning and reporting.

You will optimize performance, manage leases, and lead tenant relations while coordinating budgets and capital improvements to maximize value for stakeholders.

Qualifications

• Bachelor's degree in Real Estate, Business Admin, or Finance.
• Minimum 5 years in property management or portfolio management.
• Knowledge of landlord-tenant laws and regulations relevant to the Upington area.

Responsibilities

• Manage all aspects of property operations, including leasing, tenant relations, maintenance, and rent collection for the assigned portfolio.
• Develop and implement strategic plans to optimize property performance and maximize return on investment.
• Conduct regular property inspections to ensure compliance with lease agreements and maintenance standards.
• Oversee the budget process, including financial forecasting, expense management, and reporting for each property.
• Source, screen, and onboard new tenants, ensuring adherence to company policies.
• Address tenant inquiries, concerns, and resolve disputes effectively and professionally.
• Coordinate with maintenance staff, contractors, and vendors for repairs and capital improvements.
• Monitor market conditions and rental rates to ensure competitive positioning of the portfolio in Upington.
• Prepare regular performance reports for senior management.
