Job summary

Lima One Capital is seeking an Underwriting Intern to support RTL and Multifamily underwriting teams in Greenville, SC. You will gain hands-on exposure to underwriting workflows, SOP updates, data intake, and financial analysis while learning how credit decisions move deals forward.

The internship runs 11 weeks from May 17 to July 30, 2027, Monday to Friday, with paid hourly compensation. Housing assistance is available for qualified interns and you’ll work onsite at our Greenville headquarters.

Qualifications

• Bachelor’s degree or current pursuit in Real Estate, Finance, or related field.
• Excellent communication, written and verbal, with ability to read nonverbal cues.
• Strong analytical and quantitative skills; able to interpret financial statements and data.
• Advanced proficiency in Excel; experience with financial modeling or data analysis is a plus.
• Basic knowledge of computer science, data analytics, or AI tools; interest in applying tech to underwriting.

Responsibilities

• Assist in reviewing, updating, and maintaining SOPs for underwriting workflows.
• Support process-improvement initiatives to increase efficiency and consistency in underwriting.
• Help evaluate systems and tools used in underwriting, including loan origination workflows.
• Coordinate with clients, gather documentation, track items, and support communication between underwriters and brokers/borrowers.
• Perform financial and credit analysis to support underwriting decisions (borrower financials, deal structure, collateral).
• Support deal management and pipeline tracking to ensure timely progress with proper documentation.
• Assist with financial spreading and analysis of borrower operating statements for multifamily underwriting.
• Support preparation of underwriting packages with market and comparable analysis.
• Help maintain data accuracy across underwriting models and templates.

Dive into the heart of real estate lending as Lima One Capital's Underwriting Intern, supporting both the Residential Transition Lending (RTL) underwriting teams (Core and Strategic Accounts) and the Multifamily underwriting team. You'll gain hands-on exposure to underwriting workflows across two distinct lending businesses, jumping into process improvement, systems and SOP support, client coordination, deal management, and financial analysis. Reporting to the Underwriting Manager, you'll see firsthand how credit decisions get made and what it takes to move deals forward in a fast-paced, regulated environment. RTL Underwriting Support (Core & Strategic Accounts)

• Assist in reviewing, updating, and maintaining Standard Operating Procedures (SOPs) for underwriting workflows
• Support process improvement initiatives aimed at increasing efficiency, consistency, and accuracy across the underwriting pipeline
• Help evaluate and refine systems and tools used in underwriting, including loan origination system workflows and data intake/reporting
• Assist with client-faceting coordination, including gathering documentation, tracking outstanding items, and supporting communication between underwriters and brokers/borrowers
• Perform financial and credit analysis in support of underwriting decisions, including borrower financials, deal structure, and collateral analysis
• Support deal management and pipeline tracking to help ensure deals move through stages on schedule and with proper documentation

Multifamily Underwriting Support

• Assist with financial spreading and analysis of borrower-provided operating statements (P&Ls, T12s, rent rolls)
• Support preparation of underwriting packages, including market and comparable analysis
• Help maintain data accuracy and consistency across multifamily underwriting models and templates

Cross-Functional / General

• Identify inefficiencies or inconsistencies in current workflows and propose practical improvements
• Assist in documenting process changes to support internal knowledge continuity and audit readiness
• Collaborate with underwriters, credit analysts, and operations staff across both RTL and Multifamily teams
• Maintain confidentiality and proper handling of sensitive borrower, deal, and company information at all times, consistent with company policy

Requirements

• Bachelor's degree or pursing a degree in Real Estate, Finance, or other related field (e.g., Accounting, Economics, Business Administration, or Computer Science/Data Analytics)
• Excellent communication skills, both verbal and written, and ability to read nonverbal cues
• Strong analytical and quantitative skills, with the ability to interpret financial statements and other numeric data
• Advanced proficiency in Microsoft Excel; experience with financial modeling or data analysis is a plus
• Basic knowledge of, or coursework in, computer science, data analytics, or artificial intelligence tools, with an interest in applying technology to improve underwriting processes
• Highly detail-oriented and organized, with the ability to manage multiple tasks and deadlines in a fast-paced environment
• Ability to maintain confidentiality and exercise sound judgment when handling sensitive borrower and company information
• Prior internship, coursework, or project experience in real estate, credit, or financial analysis is a plus but not required

Program Details

• Location: Onsite in Greenville, SC. Join us in our thoughtfully designed headquarters in the heart of downtown Greenville (parking is paid for!). Housing assistance available for qualified individuals.
• Duration: 11 weeks - Monday, May 17th to Friday, July 30th, 2027
• Hours: Monday through Friday, 8:30am to 5:30pm
• Pay: All our interns are paid for the work they perform, hourly rate dependent on position
