Job summary

Lima One Capital is offering an Asset Management Intern position in Greenville, SC. You will work across AM teams to gain hands-on experience managing performing loans and overseeing active construction projects.

Duties include portfolio monitoring, borrower compliance, escrow draw processes, and risk mitigation. The program runs 11 weeks (May 17th–July 30th, 2027), with hours Monday–Friday, 8:30am–5:30pm, and an hourly pay rate dependent on position.

Responsibilities

• Assist in monitoring loan performance, borrower compliance, and key deadlines such as maturities, extensions, and covenants.
• Support preparation of internal reports, trackers, dashboards and portfolio summaries.
• Conduct market and property-level research to provide context for loans and asset performance.
• Review borrowers draw requests, validate against budgets, documentation and inspection reports.
• Track and identify construction progress, schedules, and variances.
• Assist in identifying potential risks such as delays, budget overruns, or compliance gaps.
• Prepare analysis of property operating information in accordance with CRE industry standards.
• Review loans transferred to Special Servicing and learn how asset management and construction management work together.
• Assist in identifying and implementing process improvements to enhance efficiency.
• Assist serving representatives in market events outreach efforts.

Get an inside look at how a real estate lender protects and grows its portfolio as Lima One Capital's Asset Management Intern, working across AM teams to gain hands‑on experience managing performing loans and overseeing active construction projects. You'll get direct exposure to portfolio monitoring, borrower compliance, the escrow draw process, and risk mitigation - the core levers that keep a loan portfolio healthy. Along the way, you may support Asset Managers with property analysis, construction and rehab review, market analysis, and borrower or investor inquiries, and even help identify loans or projects that may transfer to Special Servicing. It's a rare chance to see the full life cycle of asset management - from active portfolio oversight to problem resolution - all through a hands‑on, "learning-by-doing" approach that puts you right in the middle of the action.

Responsibilities

• Assist in monitoring loan performance, borrower compliance, and key deadlines such as maturities, extensions, and covenants

• Prepare analysis of property operating information in accordance with CRE industry standards
• Review loans that are transferred to Special Servicing, learning how Performing Asset Management and Construction Management work together to resolve issues throughout the loan life cycle
• Assist in identifying and implementing process improvement to enhance operational efficiency
• Assist Primary (core) Servicing representatives in significant market events outreach efforts, as needed
• Comply with all Company procedures for training, compliance, audits, and reporting
• Perform such other activities and duties as may be assigned

Requirements

• Bachelor's degree or currently pursuing degree in finance, real estate, business, construction management or related field (Finance and Construction Management preferred)
• Excellent verbal and written communication skills, with the ability to interpret nonverbal cues
• Strong analytical and quantitative skills
• Strong attention to detail
• Curiosity, adaptability, and eagerness to learn

Program Details

• Location: Onsite in Greenville, SC. Join us in our thoughtfully designed headquarters in the heart of downtown Greenville (parking is paid for!). Housing assistance available for qualified individuals.
• Duration: 11 weeks - Monday, May 17th to Friday, July 30th, 2027
• Hours: Monday through Friday, 8:30am to 5:30pm
• Pay: All our interns are paid for the work they perform, hourly rate dependent on position
