Job summary

SFR3 LLC in Columbus, GA is seeking a Turn Maintenance Technician to inspect, repair and prepare occupied and turnover homes. This hands-on role focuses on carpentry, painting, cleaning, and basic trades while ensuring tenants’ satisfaction and efficient turnovers.

You’ll drive your own vehicle (mileage reimbursed), receive a quarterly bonus, 40 guaranteed hours per week, and a benefits package starting day one with PTO and health coverage.

Qualifications

• 3+ years hands-on residential maintenance (painting, cleaning, carpentry)
• Your own truck or van and your own hand tools (tool reimbursement + $0.76/mile)
• Valid driver's license; live within reasonable distance of city
• Background check; crawlspaces, slab houses, 50 lbs

Responsibilities

• Perform general maintenance and repairs with a primary focus on property turnovers (“turns”)
• Emphasis on general Carpentry (painting, cleaning, laying LVP, sheetrock, drywall, etc.)
• Trades (HVAC, electrical, plumbing) preferred but not required
• Travel from home to home within your metro daily
• Conduct property inspections, secure homes, and complete vacancy/wellness checks.
• Handle minor pre-renovation repairs, utility inspections, and basic troubleshooting.
• Manage move-in/out meetings and property turnovers.
• Ability to Turn homes (repairing/light renovation to home from one tenant to the next)
• Maintain and document property conditions using handheld technology (e.g., iPad, iPhone).
