Job summary

American Avenue Property Management LLC is seeking a Turn Maintenance Technician for Columbia, SC. You will inspect, repair, and maintain rental homes, with a strong emphasis on turning properties quickly and safely between tenants.

Requirements include 3+ years of residential maintenance experience, own truck/van and tools, a valid license, and the ability to lift 50 lbs. Benefit-rich package with mileage reimbursement and PTO is offered.

Qualifications

• 3+ years hands-on residential maintenance (painting, carpentry)
• Own truck or van and hand tools
• Valid driver’s license; live within reasonable distance of the city
• Background check; able to access crawlspaces and lift up to 50 lbs

Responsibilities

• Perform general maintenance and repairs with a focus on property turnovers (turns)
• Emphasis on carpentry tasks (painting, cleaning, LVP, drywall)
• Trades (HVAC, electrical, plumbing) preferred but not required
• Travel daily between homes within the metro area
• Conduct property inspections and secure vacancies/wellness checks
• Handle pre-renovation repairs, utility inspections, and basic troubleshooting
• Manage move-in/out meetings and turnovers
• Turn homes with light renovations between tenants
• Document property conditions using handheld devices (e.g., iPad)
