Layton Construction seeks an Assistant Project Manager to assist in planning, management, and execution of commercial construction projects in Tulsa, OK. Role may involve multiple projects, ensuring quality, profitability, and customer satisfaction while supporting project personnel.

Responsibilities include assisting with estimates, budgets, schedules, subcontracts, permits, and client communications; coordinating with the superintendent to meet milestones and budget constraints.

Qualifications

• Bachelor's degree in engineering or construction related field or equivalent.
• Minimum of 2 years relevant experience in Commercial Construction.
• Has a valid driver's license and a clean driving record.
• Demonstrates excellent communication skills by expressing ideas clearly and effectively.
• Knows commercial construction processes thoroughly.
• Understands construction laws and practices.
• Has strong negotiation skills.
• Understands and applies building codes and other design requirements correctly.
• Reads blueprints.
• Maintains the Layton standard of ethics, conduct, and organizational policies.
• Excels in problem solving and associative data relationships.
• Works well with others and supports teammates to meet goals.

Responsibilities

• Assists in the preparation of estimates for the project.
• Prepares project budgets and unit cost reports.
• Assists the project team in preparing the project management plan.
• Participates in value engineering services as appropriate.
• Organizes and conducts pre-construction planning meetings.
• Participates in the successful negotiation of project subcontracts.
• Participates in obtaining permits and resolving other regulatory requirements as necessary.
• Prepares a project schedule and develops milestones with the Project Superintendent.
• Develops monthly client pay requests and follows up on billings to ensure funds are collected per contract terms & time.
• Maintains owner relations.
• Plans the successful execution of the construction contract.
• Manages project materials and equipment procurement within budget and schedule.
• Develops and monitors project quality, safety, and risk management plans.
• Regularly visits the project site with the project superintendent.
• Negotiates owner and subcontractor change orders and manages cost/profit impacts.
• Coordinates final close out procedures for the project.
• Participates in post-completion project review and data gathering for Estimating.
• Increases project profitability and promotes Layton objectives.
• Directs organization and preparation of all project documents for storage.
