Job summary

Cardinal is seeking an Operations Specialist to support nationwide portfolios with a focus on community operations, accounting, and financials. You will direct leasing, maintenance, and administrative activities, while driving cash flow, budgeting, and strategic leasing decisions across properties.

The role requires strong leadership, advanced PM software knowledge, and the ability to travel up to 95% of the time. Join a team that values efficiency, accuracy, and client service.

Qualifications

• Four (4) years of property management experience across multiple housing markets.
• Demonstrated Leadership Skills and strong time management/organization.
• Background in operations, financials, budgets, leasing, marketing, and facilities principles.
• Advanced knowledge of property management software: Entrata, Yardi, RealPage, MS Office, Google Workspace.

Responsibilities

• Lead on-site maintenance technicians, office staff, and leasing team members.
• Direct day-to-day activities across operations, maintenance, marketing, leasing, and safety.
• Develop income by managing cash flow and leasing strategy for properties.
• Analyze monthly financial statements, variances, cash management, and receivables.
• Maintain complete community files, audits, and lease data in management software.
• Coordinate revenues following lease obligations and ensure timely collections.
• Engage, supervise, and approve invoices for goods/services required to maintain the community.
• Manage resident relations and coordinate repairs, rent charges, and lease issues.
• Produce professional business writings, assessments, and memos based on findings.
• Strive to improve community performance to meet financial/operational goals.
• Support department platform developments and provide field feedback.
• Recruit, onboard, and train onsite team members.
• Communicate with operations managers about features, productivity, and needed support.
• Participate in Cardinal U training as required.
