Job summary

Cardinal Group in Denver is seeking a Senior Portfolio Manager to oversee on-site operations across a portfolio of residential housing communities. You will lead on-site teams, manage budgets, ensure occupancy, and deliver strong revenue performance while upholding client and company standards.

The role requires strategic leadership, strong cross-functional collaboration with HQ and on-site staff, and a focus on resident satisfaction, compliance, and financial targets in a dynamic multi-site

Responsibilities

  • Ensure adherence to PMAs in collaboration with Director, Operations and CGC legal/compliance teams; serve as the key contact between Cardinal Group HQ and on-site teams.
  • Directly manage each on-site Community Manager, including providing operational support and performance management.
  • Assist in onboarding of new Community Managers, including orientation and first 90 days mentoring.
  • Accountable for payroll, bonus processing, accounts receivable, budget variance, etc.
  • Increase engagement and satisfaction among HQ and on-site teams.
  • Lead TURN process planning and execution for communities; vendor management and invoicing.
  • Conduct weekly or bi-weekly group calls with Community Managers across portfolios.
  • Monitor staffing urgency, retention, recruiting, interviewing and onboarding.
  • Ensure adherence to client reporting processes, templates, and schedules.
  • Motivate the team and uphold Culture of excellence with diversity, equity and inclusion.
  • Prepare and communicate reports tracking community performance; operating and capital budgets, marketing plans, business strategy.
  • Implement and revise sales, leasing, and operational plans to achieve occupancy and revenue goals.
  • Ensure compliance with policies and professional standards; support on-site operations.
  • Travel to assigned communities as needed; provide on-site managerial support.

COMPENSATION:

Pursuant to state regulations, the salary range is $115,000-$123,500 plus bonus potential. Eligible to participate in the company benefits plan . We offer health, vision, dental, and pet insurance. SUMMARY

ThePortfolioManagerisprimarilyresponsibleforoverseeingon-siteoperationsfromthecorporatelevel across an assigned portfolio of residential housing communities. This position requires a combination of operationalandstrategicfocus whiledirectlymanagingthe onsiteleaderstoward achievingoperational excellence in accordance with Cardinal Group and client standards. The incumbent is responsible for all aspects of their assigned communities, including compliance, staffing, resident satisfaction, occupancy, achievement of revenue targets, expense management, and other budgetary goals. This leader will provide our clients, our on-site Community Managers, and our residents with exceptional service in the execution of their essential functions.

RESPONSIBILITIES (Includingbutnotlimitedto)
  • Ensure adherence to the responsibilities and obligations of the Company’s Property Management Agreements (PMAs) in close collaboration with the Director, Operations and with the CGC legal and compliance teams while serving as the key point of contact between Cardinal Group HQ and the on-site teams for each assigned portfolio of communities.
  • Directly manage each on-site Community Manager, including providing operational support, guidance, direction, professional development, performance management, and ensuring the execution of their essential functions in accordance with expectations.
  • Assist in the on-boarding of new Community Managers, including leading the preparation and execution of the orientation agenda and continued mentoring, additional training, or support needed from hire through the first 90 days of employment.
  • Accountableforvariouskeyfinancialcomponentsrelatedtocommunityoperations,including payroll, bonus processing, accounts receivable, budget variance, etc.
  • Regularlyworktoincreasethelevelofengagement,teammembersatisfactionandexperience of all HQ and on-site team members within assigned communities.
  • Leadtheplanning,logistics,andexecutionoftheTURNprocessforeachcommunitywithinthe assigned portfolio of communities, including vendor management, invoicing, scheduling, etc.
  • Conductweeklyorbi-weeklygroupcallswithCommunityManagersfromeachoftheassigned communities within the portfolio.
  • Monitorandinstillurgencyrelatedtostaffing,includingTeamMemberretention,jobposting, candidate sourcing, interviewing, hiring, and onboarding.
  • Ensures adherence to client-required reporting processes, templates, and schedules. This includes, but is not limited to, the annual planning and budget preparation process, weekly and monthly reporting, and monthly financial reporting in partnership with the accounting team.
  • Motivatetheteamthroughpositiverecognitionandstrongleadershipgivingemphasisonthe company’s Culture of excellence, rooted in diversity, equity, and inclusion.
  • Prepare,analyze,andcommunicatevariousreportsweekly,monthly,quarterly,andannually aimed at tracking and forecasting community performance in each respective area.
  • With direction from the VP of Operations and/or Director of Operations, prepare annual operatingandcapitalbudgets,marketingplans,andbusiness strategy forallcommunitieswithin the assigned portfolio.
  • In alignment with the Director, Operations vision for the assigned portfolio of communities, implement, execute on, and revise detailed sales, leasing, and operational plans, programs, and processes that lead initiatives to achieve occupancy and revenue goals.
  • Ensurethateachassignedcommunityadherestoallorganizationalpolicies,proceduresand practices, follow professional and regulatory standards, and further organizational success through flawless execution.
  • Travel to assigned communities required as the needs of the business dictate. Serve as temporaryon-sitemanagerialsupportintheabsence ofaCommunity Manager,whetherdueto open positions, leaves of absence, or other situations as needed.
ClientRelations:
  • Developandmaintainstrongbusinessrelationshipswithpropertyownership,overseeproperty management review, and manage investor/owner communications and reporting.
  • Lead monthly and quarterly calls with each client aimed at providing financial updates, operationalmetricsupdates,generalinformation,andtoanswer questions/receivedirection.
  • Coordinate and conduct regular inspections of assigned communities to ensure proper curb appeal,leasingandmaintenanceoperations,anddelivery ofour brandpromisetoresidents, team members, and the community at large.
  • Acquire,maintain,andcontinuallyexhibitastrongunderstandingofcommunityhousingmarkets acrossthecountry;understandtrends,economiccycles,andnew development;andbeprepared to proactively recommend and implement changes to ensure continued success regardless of market conditions.
  • Provide operational assessments as assigned, including written reports for new or existing communities,articulatingobservationsand recommendationsfor eachfacetoftheassessment.
  • Participateinannualbusinessplanning,Capex,PPMreviews,auditing,contractproposals,new businessresponsibilities,NAAleasereviews,andother administrativedutiesasassignedbythe VP of Operations and/or the Director of Operations.
  • ParticipateinnewbusinesspresentationsandassisttheBusinessDevelopmentTeamwith deliverables including but not limited to budgets, market studies, and pricing exercises.
  • Acquireandconsolidatefeedbackandinsightsintocompanyinitiatives,operationalprocesses, policies, and standard operating procedures.
  • Collaborate with other Cardinal Group operators with the aim of generating strategic, operational,financialorinvestment recommendationsforclient consideration/implementation.
