Job summary

Morrow Hill, a Dallas-based commercial real estate firm, seeks a Transaction Manager to own the full transaction lifecycle for franchisee clients. You will manage deals from site selection through LOI, lease negotiations, closing, and invoicing follow-up, coordinating with legal counsel and internal teams.

You will lead junior staff, maintain pipeline forecasts in VisionTrack, and ensure timely communications with franchisees across multiple markets.

Qualifications

• 2+ years in commercial leasing; retail/franchise a plus.
• Experience drafting and negotiating LOIs and leases.
• Ability to manage multiple transactions in a high-volume setting.
• Lead junior team members and direct work streams.
• Proficient with MS Office and Google Workspace; CRM familiarity.
• Familiar with CoStar and deal-tracking platforms; VisionTrack a plus.
• Excellent written and verbal communication; discretion with info.

Responsibilities

• Own full transaction lifecycle from site selection to closing and invoicing follow-up.
• Lead transaction execution after site packages are presented.
• Draft and negotiate LOIs per brand guidelines and obtain franchisee approval.
• Suggest legal counsel during LOI phase for smooth lease negotiation.
• Drive lease negotiations with landlords, franchisees, and counsel.
• Be primary contact with franchisee; conduct weekly video updates.
• Direct Associates; set site-loading expectations and review materials.
• Maintain VisionTrack pipeline forecasts and update weekly.
• Execute negotiations within brand guidelines per Account Manager.
• Update closed transactions in VisionTrack; manage invoicing handoff and follow-up.
