Job summary

Indus Management Group, a Houston-based property management company, is seeking a Ticket Runner responsible for the maintenance and repair of apartments, leasing office, and property areas. The role requires basic maintenance skills across plumbing, electrical, HVAC, carpentry, and painting, with emphasis on safety and resident service.

Minimum one year of maintenance experience in the multifamily space, a valid driver's license, and ability to lift 50 pounds.

Qualifications

• 1 year of maintenance experience in multifamily property management or similar setting.
• Valid state driver’s license and current automobile insurance.
• Fluency in English and Spanish is preferred.
• Must be able to lift at least 50 pounds and perform physical labor.
• Willingness to travel locally to onsite communities and offices.

Responsibilities

• Perform preventative maintenance on units, plumbing, electrical, HVAC, carpentry, appliances, painting, and drywall.
• Maintain and repair building exteriors, showers, sinks, doors, cabinets, and related infrastructure.
• Assist in HVAC repairs as needed and follow safety guidelines.
• Provide excellent customer service to residents and internal stakeholders.
• Prioritize and close resident work orders, respond to service requests promptly.
• Load and transport tools and equipment safely; operate general maintenance tools.

Job Summary

The Ticket Runner ensures overall maintenance of the property by troubleshooting and repairing all aspects of the apartments, leasing office, and property areas. This includes, but is not limited to plumbing, electrical, heating/cooling, carpentry, appliances, painting, and drywall.

Education: None

Experience: Minimum one (1) year of maintenance experience in the multifamily property management industry

License/Certification(s): Valid state driver’s license and current automobile insurance

Requirements

Principal Responsibilities:

• Must be willing to work on call as needed
• Must have a professional, neat, and clean appearance daily
• Schedules and completes preventative maintenance of units
• Works within the safety guidelines outlined by the Maintenance Manager and/or the Company
• With own maintenance tools, repairs structures such as showers, sinks, appliances, doors/cabinets, walls and building exteriors
• May maintain and assist in the repair of HVAC systems as required
• Maintains property by reporting issues and assisting with cleanup, landscaping, etc.
• Executes electrical, plumbing, carpentry, masonry, and painting tasks as required
• Provides excellent customer service to residents and internal stakeholders
• Prioritizes resident service requests/work orders and ensures they are completed in a timely fashion
• Performs exterior building light checks and assists with repairs and replacement as required
• Must be proficient in the use of general maintenance equipment, including, but not limited to, hand tools, paint equipment, electrical saws, ladders, and associated required safety equipment

• Reviews closed tickets daily and seeks resident feedback
