Job summary

INDUS ADMINISTRATIVE SERVICES LLC in Houston is seeking a capable Ticket Runner to help maintain our properties, including apartments, leasing office, and common areas. You will troubleshoot and repair plumbing, electrical, heating/cooling, carpentry, appliances, painting, and drywall while delivering excellent customer service to residents and coordinating with the maintenance team.

This role requires a valid driver's license, ability to lift up to 50 pounds, and willingness to travel locally

Responsibilities

• On-call availability as needed.
• Maintain professional appearance daily.
• Schedule and complete preventative maintenance.
• Follow safety guidelines set by Maintenance Manager.
• Perform repairs using own tools on showers, sinks, doors, walls.
• Assist HVAC maintenance as needed.
• Report issues and assist with property upkeep.
• Carry out electrical, plumbing, carpentry, masonry and painting tasks.
• Provide excellent resident and stakeholder service.
• Prioritize and complete work orders promptly.
• Perform exterior light checks and assist repairs.
• Proficient with general maintenance tools and safety gear.
• Review closed tickets daily and seek resident feedback.
• Other duties as assigned.

With our first acquisition in 2002, Indus Management Group currently manages 38 apartment complexes in the Houston area. We specialize in the Class B & C property space, with over 10,000 units under management. Our goal has always been and continues to be to convert distressed properties into uplifted communities.

Job Summary:

The Ticket Runner ensures overall maintenance of the property by troubleshooting and repairing all aspects of the apartments, leasing office, and property areas. This includes, but is not limited to plumbing, electrical, heating/cooling, carpentry, appliances, painting, and drywall.

Education: None

Experience: Minimum one (1) year of maintenance experience in the multifamily property management industry

License/Certification(s): Valid state driver’s license and current automobile insurance

Knowledge/Skills/Abilities:

Requirements

Principal Responsibilities:

• Must be willing to work on call as needed
• Must have a professional, neat, and clean appearance daily
• Schedules and completes preventative maintenance of units
• Works within the safety guidelines outlined by the Maintenance Manager and/or the Company
• With own maintenance tools, repairs structures such as showers, sinks, appliances, doors/cabinets, walls and building exteriors
• May maintain and assist in the repair of HVAC systems as required
• Maintains property by reporting issues and assisting with cleanup, landscaping, etc.
• Executes electrical, plumbing, carpentry, masonry, and painting tasks as required
• Provides excellent customer service to residents and internal stakeholders
• Prioritizes resident service requests/work orders and ensures they are completed in a timely fashion
• Performs exterior building light checks and assists with repairs and replacement as required
• Must be proficient in the use of general maintenance equipment, including, but not limited to, hand tools, paint equipment, electrical saws, ladders, and associated required safety equipment

• Reviews closed tickets daily and seeks resident feedback
• Other duties as assigned
