Temporary Assistant Community Manager
The Assistant Community Manager oversees everyday operations and financial functions of a housing community under the supervision of the Community Manager. The role supports delinquency management, rent collection, personnel, leasing, maintenance, financial administration, and risk management, ensuring compliance with company policies, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
Financial Management
- Post all payments and income received from applicants, current and non‑current residents accurately and timely.
- Process and reconcile daily account receivables.
- Follow up on bad debt, prepare late notices, contact residents and guarantors, and file evictions.
- Help the property meet budgeted revenues, expenses, and Net Operating Income.
- Post all charges to resident accounts, including bill‑back of utilities where applicable.
- Perform end‑of‑month closing procedures and reporting.
- Maintain accurate records and audit resident files for accuracy.
- Walk units and post all move‑out charges, statements, and security deposit refunds.
Personnel Management
- Maintain regular/daily onsite attendance.
- Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.
- Provide ongoing training, coaching, and counseling to ensure staff effectiveness.
- Promote harmony and quality job performance through supportive leadership.
- Ensure staff compliance with company policies and procedures.
- Apply effective leasing techniques to secure closures, complete follow‑ups, sign leases, and maintain accurate reporting.
- Implement marketing strategies from the annual marketing plan.
- Resolve resident complaints and requests to maintain satisfaction.
- Develop and implement resident retention programs such as functions, promotions, and newsletters.
- Show, lease, and move‑in prospective residents.
Administrative Management
- Deliver excellent customer service and monitor maintenance service request turnaround.
- Maintain property appearance and ensure timely completion of repairs through regular inspections.
- Supervise all business functions related to operations.
- Plan and utilize property resources, equipment, and supplies economically, including vendor bidding and pricing.
Education / Experience
- High School Diploma or equivalent; Bachelor’s degree preferred or two years of housing industry experience; or one to two years of related experience and/or training; or an equivalent combination of education and experience.
- Basic computer skills and ability to perform onsite software functions.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regular stationary work, standing or sitting for prolonged periods, frequent communication, repetitive wrist, hand, and finger motions, and frequent moving around.
- Occasional ladder, stairs, scaffolding, ramp, and step stool use; work in tight, confined, overhead, or hazardous spaces; lift and move objects up to 25 lbs; operate machinery, power tools, or vehicle; work overtime, weekends, night hours; tolerate extremes of temperature and outdoor weather.
Salary Range
$20 per hour to $24 per hour
