Assistant Community Manager

The Assistant Community Manager oversees, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. The role supports delinquency and collection of rent to optimize the property’s cash flow and financial position and manages all phases of the operations, including personnel, leasing, maintenance, financial, administration, and risk management in the absence of the Community Manager. As onsite leader, this role supervises all aspects of the property and staff to ensure compliance with company policies and procedures, safety and fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities
Financial Management
  • Post all payments and income received from all applicants, current residents, and non-current residents accurately, timely, and efficiently.
  • Process and reconcile daily all accounts receivable.
  • Monitor and follow up on bad debt, including preparation of late notices, resident and guarantor contact, and filing evictions.
  • Help the property meet budgeted revenues, expenses, and Net Operating Income.
  • Post all charges to resident and non-current resident accounts; include bill back of utilities where applicable.
  • Perform end-of-month closing procedures and reporting.
  • Maintain accurate and organized records; audit resident files to ensure accuracy.
  • Walk units and post all move-out charges, statements, and security deposit refunds.
  • Regular/daily onsite attendance is required.
  • Use consistent techniques and company directives to screen, hire, train, coach, and develop onsite staff.
  • Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
  • Promote harmony and quality job performance of staff through support and effective leadership.
  • Ensure staff compliance and consistency with company policies and procedures.
  • Strategic Leasing Management: ensure leasing techniques are effective in obtaining closure, follow-up procedures, signing/documentation of leases, and reporting systems are accurate and up to date.
  • Implement marketing strategies and systems as outlined in the annual marketing plan.
  • Handle resident complaints, concerns, and requests to ensure resident satisfaction.
  • Develop and implement resident retention programs (e.g., resident functions, special promotions, monthly newsletter).
  • Demonstrate the ability to show, lease, and move in prospective residents.
  • Manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff.
  • Maintain property appearance and ensure repairs are noted and completed in a timely manner (regular property inspections and tours).
  • Assist with supervision of all business functions related to operations.
  • Plan for and utilize property resources, equipment, and supplies economically (e.g., obtaining bids from vendors, dealing with inadequate service).
Education/Experience
  • High School Diploma or Equivalent; Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
  • Ability to understand and perform all onsite software functions; basic computer skills required.
  • Must have basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • The employee is regularly required to remain in a stationary position, often standing or sitting for prolonged periods, and to communicate with others to exchange information; may involve repetitive motions of the wrists, hands, and fingers.
  • The employee is frequently required to move about to accomplish tasks or move from one worksite to another.
  • The employee is occasionally required to ascend/descend ladders, stairs, scaffolding, ramps, and other structures; may work in various environments including tight and confined spaces, at heights, and in extreme temperatures; may be exposed to hazardous chemicals.

Compensation and Benefits

  • At Asset Living, compensation decisions consider skill set, background, training, certifications, and other factors. Full-time employees also receive paid sick days and company holidays.

Salary Range: $19 per hour to $21 per hour
