Job summary

Asset Living is seeking an Assistant Community Manager in Seattle to oversee daily operations and financial functions of a housing community under the Community Manager. Assistant Community Manager

The Assistant Community Manager, under the supervision of the Community Manager, oversees daily operations and financial functions of a housing community. Key duties include rent collection, financial reporting, operations management, staff supervision, leasing, maintenance, administration and risk management. The role ensures compliance with company policies, fair housing guidelines and safety standards.

Essential Duties & Responsibilities

Financial Management

  • Post all payments and income from applicants, residents and non‑current residents accurately and promptly.
  • Process and reconcile daily account receivables.
  • Monitor bad debt, issuing late notices, contacting residents and guarantors, and filing evictions.
  • Help the property meet budgeted revenues, expenses and net operating income.
  • Post charges to resident accounts, including bill‑back of utilities where applicable.
  • Execute all month‑end closing procedures and reporting.
  • Maintain accurate records and audit resident files for correctness.
  • Walk units and post move‑out charges, statements and security deposit refunds.

Personnel Management

  • Attend onsite daily as required.
  • Screen, hire, train, coach and develop onsite staff using consistent techniques and company directives.
  • Provide ongoing training, coaching, counseling and guidance in compliance with Asset training benchmarks.
  • Promote staff harmony and quality performance through support and effective leadership.
  • Ensure staff compliance with company policies and procedures.
  • Oversee leasing techniques to secure closures, document leases and maintain accurate reporting.
  • Implement marketing strategies from the annual marketing plan.
  • Address resident complaints, concerns and requests to ensure satisfaction.
  • Develop and implement resident retention programs such as functions, promotions and newsletters.
  • Show, lease and move in prospective residents effectively.

Administrative Management

  • Deliver excellent customer service and monitor maintenance response times.
  • Maintain property appearance, ensuring repairs are completed promptly through regular inspections.
  • Assist with supervision of all business functions related to operations.
  • Plan and manage property resources, equipment and supplies efficiently, including obtaining bids and pricing from vendors.
Education / Experience
  • High School Diploma or equivalent; Bachelor’s degree preferred.
  • Two years experience in the housing industry, or one–two years related experience and/or training, or an equivalent combination of education and experience.
  • Basic computer skills and awareness of onsite software functions.
  • Fundamental knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Regularly required to stand, sit and perform repetitive hand motions; ability to assess accuracy and neatness of work.
  • Frequent movement across work sites, including ascending/descending ladders, stairs, scaffolding and other equipment.
  • Move objects up to 25 lbs, operate machinery or power tools, use motor vehicles or golf carts, work overtime and during emergencies.
  • Work in varied environments including outdoors, confined spaces and with hazardous chemicals.
Salary Range

Salary Range: $28 per hour to $31 per hour
