WinnCompanies is seeking a Tax Credit Property Manager for Franklin Place, an 88-unit affordable housing community in Tullahoma, TN. The role oversees daily operations, leasing, financial performance, maintenance, and compliance, delivering exceptional resident service.

The ideal candidate will have property management and multifamily experience, familiarity with LIHTC/HUD/Section 8 programs, and strong leadership.

Qualifications

• Previous supervisory or team-lead experience.
• Knowledge of property management operations and landlord-tenant laws.

• Ability to manage multiple priorities in a fast-paced environment.

Responsibilities

• Manage daily operations of a multifamily residential community, ensuring strong occupancy, resident satisfaction, and regulatory compliance.
• Oversee leasing activities, including marketing, rental applications, move-ins, move-outs, recertifications, renewals and rent increases.
• Drive occupancy, rent collections, resident retention, and revenue goals.
• Prepare and manage property budgets, financial reports, purchase orders, invoices, and monthly variance reporting.
• Partner with maintenance teams to maintain the property, preserve assets, and ensure completion of preventive maintenance programs.
• Lead, train, and develop site team members while promoting a positive, customer-focused culture.

WinnCompaniesis seeking aTax Credit PropertyManagerto join our team at Franklin Place, an 88-unit affordable housing communitylocatedinTullahoma, TN.

In this role, you will oversee the daily operations, leasing, financial performance, maintenance, and compliance of the community while delivering exceptional resident service. The ideal candidate has experience inproperty management, multifamily housing, leasing, resident relations, and team leadership, and is committed tomaintaininga high-performing, well-managed community.

The selected candidate can expect to work full-time Monday through Friday with additional hours as required.

Responsibilities:

• Manage the daily operations of a multifamily residential community, ensuring strong occupancy, resident satisfaction, and regulatory compliance.

• Ensure compliance with all applicable federal, state, local, LIHTC, HUD, and affordable housing program requirements.

• Oversee leasing activities, including marketing, rental applications, move-ins, move-outs, recertifications, renewals, and rent increases.

• Drive occupancy, rent collections, resident retention, and revenue goals.

Requirements:

• High school diploma or GED equivalent.

• 1-3 years of experience in property management, multifamily housing, leasing, or residential operations.
• Experience with LIHTC, HUD, Section 8, or other affordable housing programs.

• Previoussupervisory,team lead,leadership, or employee development experience.

• Knowledge of property management operations and landlord-tenant laws.

• Experience using Microsoft Office and web-based business applications.

• Strong customer service, communication, organizational, and problem-solving skills.

• Ability to manage multiple priorities in a fast-paced environment.

• Ability to work effectively with diverse residents, colleagues, and vendors.

• Strong attention to detail and financial accountability.

Preferred Qualifications:

• Bachelor's degree in Business, Real Estate, ora relatedfield.

• Experience with Yardi, RealPage, or other property management software.

• Knowledge of leasing, marketing, resident retention, and occupancy strategies.

• Professional certifications such asCAM, ARM, RAM, SHCM, NAHP-CPL, CGPM, C3P, or equivalent.
