Job summary

WinnCompanies is seeking a Leasing and Occupancy Specialist I to manage leasing, marketing, and resident services for Hampstead Brightwood properties in Washington, DC. The role focuses on maximizing occupancy while maintaining rents and ensuring compliance with tax credit programs.

The candidate will handle move-ins, recertifications, and lease renewals, coordiate with residents, and maintain accurate records.

Qualifications

• High school diploma or GED equivalent.
• 1-3 years of relevant work experience.
• Previous experience with Tax credit leasing and TIC forms.
• Knowledge of federal and state rules associated with Tax credit.
• Experience with initial, interim and annual recertifications.
• A current vehicle license in good standing and meet driving records standards.
• Experience with computer systems, particularly Microsoft Office.
• Excellent customer service skills.
• Exceptional interpersonal and communication skills.
• Strong attention to detail.
• Ability to work under pressure.
• Ability to work with a diverse group of people and personalities.

Responsibilities

• Interact with prospective and current residents to achieve maximum occupancy.
• Generate and manage traffic, lotteries, wait list, property tours, leasing apartments, qualifying prospects, and following up on prospects leads.
• Prepare lease documentation applicable to program types, complete move-in paperwork, and maintain databases.
• Deliver customer service that exceeds expectations for new and current residents.
• Review, prioritize, and distribute resident service requests as required.
• May assist with planning and facilitation of property events or programs per guidelines.
• May assist on-site management with updating marketing documents, reports, ads, and web content.
• Maintain relationships with area businesses, housing offices, employers, and real estate brokers.
• Remain current with local events and hiring trends that impact the property.
• Maintain knowledge of current for sub markets and demographics.
• Gather documents by program types for residency approvals and submissions.
• Remain up to date with regulatory requirements and programs.
