Job summary

AIR Communities is seeking an Apartment Maintenance Manager for our Tampa, FL community. You will lead maintenance operations, supervise 1+ technicians, and ensure timely, high-quality service to residents while upholding all safety and compliance standards.

The role emphasizes team leadership, preventive maintenance, and strong client service. On-site responsibilities include coordinating vendors, managing upkeep budgets, and maintaining a welcoming, well‑kept property for residents.

Qualifications

• 3+ years of technical maintenance and facilities management in the property management industry.
• 1-3 years of experience leading a team in customer service and asset maintenance.
• A reliable mode of transportation.
• Ability to work a flexible schedule including evenings, weekends, 7-day work weeks (depending on community needs and seasonality), and on-call shifts (at least one week a month).
• Comfort with physical activity as you must be able and willing to move heavy equipment and machinery.
• Ability to read, write, and speak English.

Responsibilities

• Lead and develop a team of 1+ direct reports
• Provide exemplary service to residents and team members
• Manage all aspects of property maintenance which includes vendor relationships, service staff, preventative maintenance, apartment turns, and resident service requests
• Communicate property maintenance and capital needs to management and ensure maintenance and capital needs are addressed
• Ensure property follows / in compliance with AIR operating procedures/guidelines, regulations, and other compliance matters including those related to Environmental Health & Safety
• Manage budget efficiently to maximize return on investment while maintaining highest level of quality and customer service
