Professional Alternatives is seeking an experienced Contract Superintendent (Commercial) for a $40M+ mixed-use renovation in Houston. This hands‑on role requires leading daily site operations, coordinating multiple trades, and driving the project toward a timely closeout on a two‑month schedule.

Based in the Heights area, the position starts immediately with a Monday–Friday 7:00 AM–4:00 PM cadence and some Saturdays as needed. OSHA 30 safety leadership is essential to meet CO targets.

Qualifications

• Proven superintendent on commercial renovation/adaptive reuse projects of similar size.
• Experience delivering projects to TCO/CO, coordinating final inspections with City of Houston.
• Strong knowledge of MEP coordination, life-safety systems, and inspection rules.
• OSHA 30 certification or equivalent with site-safety leadership experience.
• Experience managing subcontractors, coordinating trades, and driving to completion.
• Ability to assess remaining work on active sites and contribute immediately.

Responsibilities

• Oversee daily jobsite operations, including site walks, trade coordination, sequencing, and look‑ahead scheduling.
• Manage site safety, cleanliness, logistics, and daily construction logs.
• Coordinate City of Houston inspections and life‑safety milestones required to achieve TCO.
• Drive completion of MEP systems, building envelope, and finish work.
• Coordinate subcontractors and tenant contractors working concurrently throughout the building.
• Identify outstanding issues, resolve field challenges, and keep trades accountable for schedule and quality.
• Lead punch list activities and support final inspections, CO, and closeout.
• Participate in weekly Owner-Architect-Contractor (OAC) meetings and provide progress updates.

This project involves the adaptive reuse of a historic building with office, restaurant, and retail spaces across multiple levels. The project is in its final phase, with a target of achieving TCO by the end of 2026.

This is an immediate opportunity for a hands‑on construction professional who can manage daily site operations, coordinate multiple trades, and drive the project toward completion.

Responsibilities

• Oversee daily jobsite operations, including site walks, trade coordination, sequencing, and look‑ahead scheduling.
• Manage site safety, cleanliness, logistics, and daily construction logs.
• Coordinate City of Houston inspections and life‑safety milestones required to achieve TCO.
• Drive completion of mechanical, electrical, and plumbing (MEP) systems, building envelope, and finish work.
• Coordinate subcontractors and tenant contractors working concurrently throughout the building.
• Identify outstanding issues, resolve field challenges, and keep trades accountable for schedule and quality.
• Lead punch list activities and support final inspections, project closeout, and final Certificate of Occupancy (CO).
• Participate in weekly Owner-Architect-Contractor (OAC) meetings and provide accurate updates on field progress, outstanding work, and schedule.

Qualifications

• Proven Superintendent experience on commercial renovation or adaptive reuse projects of comparable size and complexity.
• Track record of taking projects through TCO/CO, including coordinating final inspections and resolving deficiencies with the City of Houston or a comparable jurisdiction.
• Strong understanding of MEP coordination, life‑safety systems, and inspection requirements.
• Experience leading site safety leadership, with OSHA 30 certification or equivalent.
• Experience managing subcontractors, coordinating multiple trades, and driving projects through the final stages of construction.
• Ability to step into an active jobsite, assess remaining work, and immediately contribute to project completion.
