Job summary

Coastal Ridge Real Estate seeks a Property Manager for student housing in Columbus, OH. This on-site, full-time role reports to the Regional Manager and focuses on achieving financial and operational goals while delivering exceptional resident service.

You will drive leasing, rent collection, and team leadership, ensuring occupancy targets and NOI growth. The ideal candidate has 3–7 years in student housing management, proficiency with Entrata/OneSite/Yieldstar, and strong Excel skills.

Qualifications

• 3–7 years of progressive experience in a student housing property management role, with at least one year as a Property Manager preferred.
• Experience with property management systems such as Entrata, Onesite, or Yieldstar preferred.
• Proficiency in Microsoft Excel, including formulas, sorting and filtering data.
• Strong leadership, communication, and problem-solving skills with a passion for driving team success.

Responsibilities

• Drive the financial success of the property by achieving monthly, quarterly, and annual goals, maximizing net operating income through revenue and cost strategies.
• Lead leasing production, including administration, marketing, and maintaining competitive market knowledge.
• Oversee rent collection, manage delinquency rates, and adhere to landlord/resident laws, including legal actions when needed.
• Train, mentor, and hold team accountable while fostering a positive work environment.
• Recruit, hire, and develop team members and align with company policies.
• Deliver superior service to residents by monitoring service requests, maintaining aesthetics, and addressing concerns to boost retention.
• Manage operational reporting, ensuring accuracy and timely submission of reports.
• Identify operational and financial risks and collaborate on corrective action plans.
