Qualifications

• High school diploma or equivalent required; trade school cert preferred.
• Minimum 2 years in residential property maintenance or student housing.
• Knowledge of basic plumbing, electrical, HVAC, drywall, and painting.
• On-call rotating schedule for after-hours emergencies and turnover periods.
• Strong communication and organization skills for prioritizing daily work orders.
• Physically able to lift up to 50 lbs, climb ladders, and work outdoors.

Responsibilities

• Turn Operations & Unit Prep during move-in/move-out periods, including painting, drywall, appliance fixes.
• Diagnose and repair routine and emergency issues in plumbing, electrical, HVAC, appliances, and carpentry.
• Interact professionally with student residents and parents to maintain high customer satisfaction.
• Perform preventative maintenance on buildings, grounds, and mechanical systems.
• Coordinate with contractors and vendors on larger projects.
• Maintain inventory records of tools and parts, alerting when reorders are needed.
• Conduct safety walks to identify hazards and ensure code compliance.
