Job summary

Tailwind Group is seeking a Leasing and Marketing Manager for The Landing CoMo in Columbia, MO. This role coordinates and executes sales and marketing strategies, builds resident relationships, and leads a leasing team to meet occupancy goals.

Typical schedule is Monday–Friday, 8:30am–5:00pm, with occasional nights/weekends based on business needs. The Landing CoMo offers a 172-unit community with amenities, a strong emphasis on community, and opportunities for career growth within Tailwind

Qualifications

• Bachelor’s degree in sales, marketing, business administration, or related field preferred.
• Two or more years of experience working in the customer service, sales, or retail industry.
• One or more years of progressive experience in student housing preferred.

Responsibilities

• Demonstrate excellent customer service with residents and prospects, prioritizing others' best interests.
• Maintain curb appeal and monitor tour path and model units.
• Lead leasing team to achieve budgeted occupancy.
• Achieve pre-leasing milestones aligned with company goals.
• Lead tours, respond to inquiries, and convert prospects with follow-up.
• Hire, train and develop Leasing Specialist/Marketing Assistant.
• Coordinate with Property Manager to schedule and delegate office tasks.
• Maintain knowledge of the property, competition, and local market.
• Plan and execute monthly marketing calendar including events and outreach.
• Oversee outreach marketing on campus and in the community.
• Build relationships with residents and foster community.
• Manage social media profiles with regular posting and engagement.
• Explore partnerships with local businesses and organizations.
• Assist in annual unit turnover and move-in/move-out procedures.
• Participate in property performance calls and discuss leasing metrics.
• Ensure documentation and audits of leases in PM system.
• Maintain professional appearance and dress code.
• Support roommate mediations and conflict resolutions.
• Manage all resident placement activity including unit assignments and transfers.
