Job summary

Kenco Logistics seeks a Senior Real Estate Manager to guide real estate initiatives across North America. You will lead site selection, lease negotiations, and cross-functional coordination to support growth, new facilities, and cost-effective solutions.

The role requires 10 years CRE experience, broker licensure, and strong Excel skills, in a fast-paced 3PL setting. You will collaborate with leadership and operations to optimize portfolio performance and compliance.

Qualifications

• Bachelor’s degree in business, Real Estate or related field preferred.
• 10 years corporate and commercial real estate experience required with at least two years in 3PL or distribution warehousing preferred.
• TN affiliate broker real estate license required or willingness to obtain license within first year of employment.
• CCIM or MCR designation preferred.
• Excellent working knowledge of Microsoft Office products (Word, PowerPoint, Excel, Outlook).
• Self-directed with demonstrated ability to organize and manage time.
• Experience in fast-paced environment and cross-functional collaboration.

Responsibilities

• Handle real estate market intelligence, surveys, site selection and pricing during RFPs.
• Negotiate incentives, tax abatements, leases, amendments, renewals and terminations.
• Manage lease administration and document control (Costar, certificates, estoppels).
• Oversee rent payments, financial analysis, rent roll, audits, budgets and capex requests.
• Ensure compliance with corporate policies, regulations and environmental standards.
• Monitor vacant space and report key metrics (sq ft, cost exposure).
• Manage 3rd party brokers, contractors, consultants and outside counsel.
• Lead real estate aspects during M&A due diligence and post-close integration.
• Collaborate with Senior Leadership, Sales, Operations, Counsel, Risk, PM, Security.
