Brooklyn Navy Yard Development Corporation (BNYDC) is seeking a Project Manager to support adaptive reuse and ground-up development of Yard properties, manage budgets, schedules, and capitalization strategies, and coordinate with multiple agencies and stakeholders.

In this role, you will analyze funding sources, monitor cash flow, and help secure debt and equity while coordinating with the Construction team on cost control and procurement.

Qualifications

• Written and verbal communication skills.
• Proficiency in financial modeling and pro forma cash flow analysis.
• Familiarity with public-private funding sources and grants.

Responsabilités

• Identify and advance pre-development tasks including site assessment, analysis of permitted uses, cost estimation, market study, feasibility analysis, and formulation of overall strategy.
• Create, maintain, and update project budgets, schedules, financial performance, and key milestones.
• Forecast and track sources and uses, cash flow, and ROI metrics across complex funding structures.
• Model proceeds, costs, design implications, compliance and other aspects of Historic Tax Credits and similar funding.
• Support efforts to identify and obtain debt and equity funding sources and monitor approvals from City, State and Federal agencies.
• Coordinate procurement process with RFPs and RFIs, and evaluate proposals with Legal and External affairs teams.
• Track contractor procurement, schedule, actual costs vs budget, and propose solutions for timely completion.
• Evaluate potential leasing deals based on economics and mission alignment.
• Provide updates and prepare presentations for senior management and Board.
