Job summary

Simone Development Companies in New York seeks a Development Analyst to support development and redevelopment projects, acquisitions, and financial analyses. The role includes budgeting, financing, entitlement, consultant coordination and construction oversight.

The Analyst will build underwriting models, monitor budgets, and draft term sheets while collaborating with legal, accounting, property management and leasing teams. A strong foundation in finance and real estate is essential.

Qualifications

• BA/BS degree in finance, real estate, engineering, architecture or related field.
• 1-2 years of relevant commercial real estate work experience in development, finance, banking, acquisitions, commercial brokerage, underwriting or valuation.
• Strong quantitative, financial analysis and modeling skills.
• Excellent written and verbal communication skills; Excel proficiency; Argus/Yardi a plus.

Responsibilities

• Assist development management across budgeting, financing, planning, design, land use, permitting and construction.
• Build complex financial underwriting models: capital structures, direct cap, DCF, debt sizing, feasibility.
• Create and monitor project budgets and draw schedules; track costs, invoices, payments.
• Ensure projects meet budgets, milestones and quality standards.
• Participate in regular meetings and maintain project tracking reports.
• Coordinate with in-house teams and third-party consultants (attorneys, architects, engineers).
• Review purchase/sales agreements, loan documents, leases and contracts.
• Prepare monthly investment return analyses.
• Issue RFPs for consultants (engineers, architects).
• Communicate financial and project info to senior management.
• Draft and review term sheets and memos for leases and purchases.
