Job summary

Elmington Construction, a Nashville-based general contractor, seeks a Director of Procurement and Contracts to lead buyout, contracting, and supplier relations across projects. You will ensure alignment with schedules, budgets, quality expectations, and project goals.

You will oversee negotiations, develop purchasing strategies, and mentor the procurement team while building senior level partnerships with vendors to drive value and risk management.

Qualifications

• Anticipate market trends, price shifts, and supply chain risks to secure favorable purchasing agreements.
• Design and implement long term sourcing and logistics strategies.
• Builds senior level relationships to create partnerships that drive cost savings.
• Demonstrates ability to manage all contracting and buyout for all projects.
• Partners with internal stakeholders to integrate purchasing agreements into project delivery.
• Demonstrates entrepreneurial mindset to design scalable purchasing programs.

Responsibilities

• Oversees contracting and buyout for all projects.
• Provide oversight, training, and guidance on buyout and contracting to the procurement and project teams.
• Monitor master buyout log and ensure documentation aligns with budget.
• Coordinate with Prequalification Specialist to ensure subcontractors are prequalified prior to subcontract issuance.
• Manage teams to ensure risk management, best value pricing, and the best subs.
• Conduct buyout kickoff meetings and weekly check-ins; maintain master buyout log.
• Create project-specific template subcontracts, short forms, and purchase orders.
• Handle negotiations and correspondence with legal counsel on subcontract templates and negotiations.
• Establish buyout objectives, policies, and performance standards within company policy.
• Work with project teams to understand site logistics and incorporate into front-end negotiations and contracts.
• Review and ensure scope of work templates are incorporated into contracts.
