Job summary

Joseph Michaels International is seeking a Preconstruction Manager to lead the estimating function, coordinate procurement, and drive early project planning from award through groundbreaking. You will partner with Market Leads, procurement Directors, and design teams to develop budgets and schedules aligned with company standards.

Qualifications

• Bachelor's degree requirement in a related field.
• 7–10 years of experience in estimating, preconstruction, or project management.
• Knowledge of Design-Build, CMAR, and negotiated delivery methods.
• Experience preparing detailed construction cost estimates and GMP proposals.
• Ability to lead client-facing meetings and present budgets and schedules.

Responsibilities

• Lead the estimating team to produce accurate cost estimates across design phases.
• Manage project budgets from contract execution through GMP development.
• Develop milestone pricing schedules and oversee budget reviews at design milestones.
• Direct value engineering with owners, consultants, and design teams.
• Develop and maintain preconstruction schedules from award through groundbreaking.
• Coordinate design team activities and lead constructability reviews.
• Oversee GMP development and owner presentation process for budget/schedule approval.
• Ensure readiness for construction mobilization and turnover to Operations.
• Coordinate with Contracts Coordinator to execute owner contracts and manage risk.
