Job summary

Atria Senior Living, Inc. is seeking a Maintenance Director to lead a team responsible for ongoing maintenance and preventive programs across the community.

You will oversee HVAC, electrical, plumbing, carpentry, painting, appliances, and amenities while coordinating with vendors and contractors to ensure safety and quality. Qualifications

• High school diploma or GED required.
• 3–5 years of multi-family property management or building maintenance experience.
• Strong performance management and coaching skills.
• Proficient in basic arithmetic for estimates and analysis.
• Ability to use independent judgment to meet company goals.
• Basic computer skills and proficiency with Microsoft Office.
• Experience using maintenance tools and training others in their safe use.
• Valid driver's license and ability to drive company/personal vehicle.

Responsibilities

• Oversee maintenance, housekeeping, laundry and janitorial staff including scheduling, direction and performance reviews.
• Implement programs to maximize revenue, control costs and improve customer satisfaction.
• Manage maintenance needs to keep community assets in good condition and support business goals.
• Handle customer service requests via work order system and ensure timely resolution.
• Oversee apartment turnover and preventative maintenance to protect asset value.
• Assist in annual maintenance budget development and control department expenditures.
• Procure parts and supplies according to national account standards.
• Inspect grounds and buildings to ensure full functionality and safety standards.
• Ensure compliance with Atria policies and applicable laws and regulations.
• Coordinate with external vendors and monitor contract terms with leadership.
• Maintain compliance with Fair Housing regulations.
