Job summary

Carolina Civil LLC is seeking a Project Manager to lead commercial construction projects, including planning, scheduling, budgeting, and coordination with vendors and clients. You will manage procurement, respond to RFIs, and ensure contract closures align with the project timeline.

Ideal candidates have 5–10 years in construction, the ability to read drawings and specs, and a proven track record in budget management and scheduling.

Qualifications

• 5-10 years of construction experience; read and understand drawings, specs, shop drawings, bid docs, and contracts.
• Proven experience as a Project Manager in commercial construction; historical restoration is a bonus.
• Degree in engineering, construction management, architecture, or business management or accumulative years in construction.
• Strong knowledge of all phases of building construction from pre-construction through closeout.
• Ability to communicate respectfully and professionally with colleagues and clients, subcontractors, and partners.
• Strong financial acumen and project budget management skills.
• Excellent organization, time management, and follow-through.

Responsibilities

• Coordinate project planning, scheduling, budgeting, and implementation.
• Manage project material procurement to align with delivery schedule.
• Address vendor and client RFIs and ensure submittal requirements are met.
• Oversee contract closure submittals with vendors and in-house teams.
• Coordinate with vendors and project team to avoid scope variances and prepare change orders.
• Coordinate with engineering detailer to ensure submittal dates support the schedule.
• Organize and facilitate pre-construction planning meetings.
• Review plans/specs for completeness; flag variances or field changes to keep as-built drawings accurate.
• Ensure project management aligns with company mission and vision.
• Negotiate and collaborate with team for exceptional results.
