Job summary

The Colorado Coalition for the Homeless is seeking a Property Manager to provide strategic and operational leadership for one or more complex affordable housing properties in Colorado. You will ensure regulatory compliance, financial management, resident relations, and staff supervision, fostering a thriving community while aligning with LIHTC, HUD Section 8, and HOME requirements.

Qualifications

• High school diploma or equivalent required.
• Colorado driver's license within 30 days of hire.
• Minimum 3–5 years of property management experience, preferably in affordable housing.
• Knowledge of Section 42 Tax Credit and HUD Section 8 Programs, including regulatory compliance and tenant eligibility.
• Familiarity with Fair Housing Act and Equal Housing Opportunity laws.

Responsibilities

• Lead on-site teams: hiring, onboarding, training, scheduling, coaching, performance management.
• Oversee day-to-day operations and ensure regulatory compliance across LIHTC, HUD 8, HOME programs.
• Lead eligibility determinations, recertifications, audits, and reporting to investors and regulators.
• Direct occupancy and leasing strategy, income eligibility, and regulatory rent compliance.
• Oversee budgets, rent collection, subsidies, and financial reporting to ensure targets.
• Maintain safe, well‑maintained facilities with preventive maintenance and vendor oversight.
• Foster resident engagement and coordinate with supportive services to promote housing stability.
• Promote an inclusive, high-performance work culture with emphasis on staff development and trauma-informed practices.
